Not worth living there

I live in this apartment and it is not a good be place to live.
Children above you running around jumping stomping from morning until night plus the adults are doing the same thing loud music playing sometimes after 4AM, I barely get enough sleep.
This apartment is roach infested,I told the office people Vanity or charity the apt Manager and miguel maintenance over 5 months about it and they didn’t even do anything.
The walkway is very dirty and disgusting.
The swimming pool is closed for...
months.
No one answers the office phone, I went the office more than three times to speak with charity or vanity the other office person went to her and she said she is busy doing office work,so iI never got to speak with her.
Having her as the manager is like having no one at all.
Save yourself some headache a go somewhere else to rent.

Do not move here, seriously

If I could give this place 0 stars I would. I have confirmed everything I’m about to say with other residents in the neighborhood who are also going to move out of here.

Ever since Cristian and Paula left everything has been down hill ever since.
Vanity is the new front office person and the office phone never gets answered, it takes forever to hear back via email IF you hear back at all. The breezeways / hallways in the buildings are DISGUSTING and not well taken care of. Filled with webs,...
lizards, and other wasp nests of all kinds. The grounds maybe get tended to once a month ALSO terrible. There is more sand and dirt than grass at all.

Right before Cristian and Paula left, they pressure washed my building and the building across from me and the hallways looked very good then.

They are very slow to get to you as far as maintenance is concerned, and they are terrible with their communication as far as when they will take care of your request whether or not they are shortstaffed or not.
However the maintenance staff themselves are wonderful and nice people.

The trash compactor in the front REEKS a disgusting smell just when driving up to it, and when it becomes full residents have to put their trash piled up on the sidewalk right outside of it to the point where you can’t even get to the compactor.

Do not move here even if it is the cheapest in the area, you will get what you pay for and you’re not gonna like the service you receive. Go elsewhere.

Not horrible, not great.

First of all, not sure why some people who live in the back have mailboxes up front, and some people who live in the front have mailboxes in the back.

The office can be hit and miss, the maintenance staff can be flat out rude, even with the issues are on their end.

The parking situation is a flat out joke due to extremely limited parking and guests being able to park wherever they would like.

The apartment itself is nice, and the rent isn't awful. If it weren't for these facts everything...
up top would make me give this place 1 star.

The worst place to live

I hope it does not happen to you This is the worst place to live. The apartments are full of cockroaches and other insects, there are also many snakes in the yard. Many times I had to buy food, because when it was cooked the cockroaches fell on the food. It was so serious the situation that the house was infected full of cockroaches. Several kitchen appliances have been damaged. The electrical panel is a cockroach hatchery. If you present several complaints about the control of animals what they... tell you is that you can go and forgive the penalty of the contract. The trash most of the time is overflowing. Once you are resident the office staff changes and they treat you poorly. When it rains a great part of the street is flooded. The construction of this building is so bad that it is easy to hear the conversations of your neighbors. They charge $ 5.00 for a card that opens the main security gate. The administration says this is for our safety, but it is a lie most of the time the gate is open. Also it says a sign that the gate is programmed for the entrance of a single car and is lie, can pass until 5 cars because the gate stays open longer than normal. This card has to be returned when you leave, but it does not return the money. The pool is dirty it was like over a month closed and a tape that said danger. There are lots of dog poo in the yard. People drive very fast inside the facilities, Water stinks and tastes bad. The administration says that water is free, but they actually add $ 35.00 to the contract and specify it as water payment. The experience was astonishing. The only thing good is the maintenance staff are very good.

Most people shutter at learning there are more than 3500 cockroach species in the world. Unfortunately, 70 of those species live in our great state of Florida. German roaches do not live outdoors in Florida but they will hitchhike in grocery bags,... cardboard boxes, luggage or furniture. Also, many mistakenly believe that cockroaches only infest dirty houses. Cockroaches are equal-opportunity invaders. The three primary things cockroaches seek are food, water and shelter. That makes humans an ideal companion for them, because you are bound to have all three.
The Landings at Long Lake has partnered with Terminix, a company with over 90 years of experience, in an integrated pest management program at our community. We offer quarterly service to the interior of all apartment homes and exterior of residential buildings. This service includes on site visits weekly for regularly scheduled service. In addition to the scheduled weekly service, Terminix allows additional service requests, on the regularly scheduled service day, if needed.
Florida has an abundance of wildlife including a wide variety of snakes that play a vital role in Florida's complex ecology. More sightings were reported because of the extreme drought we had in the area. Our residents were informed in our newsletter and in addition were provided with the Florida Fish and Wildlife Commissions contact information.
The Landings at Long Lake is a pet friendly community. Our pet parents sign an addendum to their lease agreements that outlines their responsibilities. For convenient disposal, we have provided pet waste stations complete with bags and receptacles.
Our pool is sparkling and has passed all state and local inspections. Our fantastic grounds specialist attends to it daily.
One of the Landings at Long Lake's community features is our controlled access gate. These gates control the car traffic in our community, they are not for security. We recently installed a new state of the art system which is working perfectly.
We do have a monthly flat rate water utility that is payable the first of each month with our residents rent and we provide a utility addendum in each lease contract. Currently, the flat rates are $25 for a one bedroom home, $43 for a two bedroom and $55 for a three.

Terrible office staff

They after hours office staff is awful. No matter what the reason is they tell you to wait until the next day. What's the purpose in having after hours on call maintenance if nothing gets done after hours? The maintenance staff is wonderful though will fix anything immediately within business hours. Office staff is extremely rude.

We are sorry to hear that the outside agency we use to handle our after hour emergency maintenance calls did not meet your expectations. We are pleased to offer after hours emergency service when our residents experience: 1. a loss of electrical... power, 2. a loss of water supply, 3. loss of hot water throughout apartment home, 4. water leaks causing damage, 5. Fire, flood, high winds causing damage, 6. Broken door or window locks, 7. a lack of heat when the outside temperature is below 50 degrees, 8. a lack of cooling when outside temperature is over 85 degrees. The exception to this occurs when it is dark or raining. If this occurs, please ask about other options, 9. Sewerage stop-ups. If you have more than one bathroom, the call will be deferred until the following day, and 10. a non-functioning refrigerator. All other maintenance requests will be attended to during our regular service hours 8:00 AM to 5:00 PM Monday through Friday.
