OK So trying to decide a "FAIR RENTAL PRICE" So I went to a few rental sites for this area, /rentometer, Realtor. and the majority of the rents for a house with 4 bedrooms (with a few exceptions) are going from $3,000 to $3,900, The problem is they don't tell you the condition. Check it out ,if you do not believe me. I have received a lot of feed back re price/area/Etc, Re; The area , , I suggest anyone interested, drive around this area 6903 Rio Pinar,North Lauderdale, East of Rock island Road. and see that it is very family oriented, and the people are taking nice care of there homes Close to shopping,Schools, and transportation. I am the owner,and I can give anyone references from my current or past tenants . the interior of this home is almost all brand new, except Walls and ceilings! The windows and doors are all Impact .
All new appliances, sink,stove with glass top, microwave, and refrigerator with ice maker,
All new ceiling fans in all of the rooms, Except the laundry washrooms has the existing fan.
All new solid wood cabinets in the kitchen, (Not cheap particle board,) All new granite counter tops
both bath rooms have been all redone with new toilets and sinks and vanity's, and tile .
A/C and Roof are not that old (A/C was upgraded)
1,800 Sq. Ft. of interior new tile (12X24).

(Note: this is not included in the rental ) the home on the other side are great neighbors, they have lived there sense the development was new.
The cozy ranch style house is almost 1,800 Sq Ft in size, Large living room, a breakfast area, dining area, laundry room with large pantry, Lots of storage,Nice size kitchen, 4 bedrooms and 2 bathrooms. and Landscaping in the front of the house.
After reviewing my Tax's and Insurance and operating expensive s, I realize that $2,975 might be doable,, I want to try to help my future tenant. with all that I have researched, this home really should rent on the higher side, (up around $3,900) per rental sites and rentometer, and all the other rental sites, because of all of the above new items. (make sure with your basic info you leave a phone number.)
The house will be ready to rent by February of 2023, I will explain how THE RENT COULD BE $2,975,when we speak over the phone thanks for looking,....FYI ; the vacant Lot is not part of the rental beyond the chain link fence, that is an easement for FPL but the nice part is that you have no neighbor on that side very serine...Thank you for looking and a Happy new year...
