STAY AWAY

To the complex owner, please do not tell me to call/email the complex because that is just useless - you folks will not address my issues, that is very clear.

Outside Grounds: Good. It's important to note that the gate will constantly break but not a deal breaker for me.

Maintenance Staff: Excellent. I don't have anything negative to say about the maintenance staff, definitely a huge plus in my book.

Management Team: My mother told me when I was a child that if you have nothing good to say...
about someone, don't say anything at all. What I will say is - don't call or email them because you'll be waiting and need to follow up 5-10 times (no exaggeration) in order to get a response. By the way, this is the general consensus of the tenants in this complex. HORRIBLE!

Inside of the Apartment: Old, Insects, NOISE!!!! Hopefully, you will be lucky and not get an inconsiderate person living above you if you get the 1st or 2nd floor. You roll the dice - well, I got inconsiderate on steroids. It sounds like someone is going to literally crash through my ceiling at any moment. I can deal with normal walking around and an occasional something dropping, the walls are very thin but this is flat out banging on the floor. Property Management help - read the section "Management Team". They said they called the above person but have been absent (as many other cases) since then.

Parking: HORRIBLE. If you arrive home late, good luck finding parking and they WILL tow your car even if you have a valid parking sticker. So much for notifications, etc....Oh and when you try to find out why your car got towed - be prepared for the amazing snarky comment that you get.

Rent: In line with other apartment complexes - however, it's important to note that these apartments are much older than what is out there and upgrading them doesn't seem to be a concern for the parent company (GreyStar)

Overall: I would highly recommend looking at other complexes and certainly don't make your next apartment a Greystar apartment. I will tell you that how I was treated from this management staff is the same way you'll get treated from corporate office. Let's say the apple doesn't fall far from the tree. My next stop is the better business bureau. I don't think anyone needs to be treated like this, especially with the amount of money we pay for these apartments.

Poor quality, really declining

I've loved here over 5 yrs and have watched this place go downhill. The rent goes up and the maintenance and groups keeping goes down. Maintenance is a joke. Our ac is constantly clogged and needs drained. We have black mold around our windows, in our closet, on our ceiling, around our tub, in laundry room, and in our living room from the master bathroom. They clean it and paint over it til it comes back. We are forced to pay for trash butler, who doesnt even pick up the trash half the time.... The complex is dog friendly, however, no one cleans up after their dogs and you often hear dogs barking all day and night. The walls are thin! You can hear your neighbors through the walls and ceiling very well. The complex is NOT smoke free so, you will smell your neighbors smoking in their apartment. There are rules here, but no one enforces or follows them. The pool is dirty. The gym has minimal equipment. There is an Amazon hub, however, packages are constantly taken to wrong apartments. Delivery drivers find it difficult to find the proper buildings and apartments numbers. The trash compacter is disgusting. The smell and liquid draining onto the walk area is horrible. When you get your mail you have to smell the trash. The grounds keepers are here often, but do a basic job. The use blowers around your vehicles and most of the time my vehicle is covered in debris. Parking is often full, both reserved and visitors. Some residents have multiple vehicles and leave them sit in reserved spots for weeks to months while driving their other cars parked in visitor spots. We were hoping to be out of year about a year ago, but with the inflation we were stuck here another year. It is a safe, convenient location, but not worth the price.

Villas at Gateway not a good place to live

Not good. Find somewhere else. They don't clean the place after a tenant moved out, then you are stuck with the dirty place. Cockroaches all over, flying bugs entering the unit from the toilet and sewage pipes. Very expensive with the poorest quality. Fins another place that will respect the money you work hard for. Not this place. Too bad.

Poor exchange of cost for living

My girlfriend and I have lived here for 2 years and I must say it has gone down down down - don't let the new paint fool you. The maintenance is decent if needed, but Management needs great attention. First, the pool area is never clean, and I wouldn't trust the cleanliness of this pool for my family to swim in - the black mold growing inside the pool is gross. It's not that hard to clean a pool properly - you can't just throw chemicals and hope for the best; ever heard of a scrub brush? It's... also the worse appartment for grounds keeping I've seen living in Florida - the grounds keepers actually damaged my vehicle as I watched them on my balcony do it, and then denied it - wow noone is honest anymore? Good thing I have USAA. Also, the advertisement of a working/clean grill is misleading, it's neither. Second, the parking lot is a danger for walkers with pets or small children - people fly threw always - no speed limit posted. It's also not great if you have a nice vehicle. They did a terrible job on the parking lot repairs, unfortunately as a retired engineer, I could have done better and saved them; not smooth, very uneven and a sloppy job. Third, they also advirse as a gated community which is Also False - the gates are usually wide open if not broken or not functioning properly. Even if the gates are closed you can still walk right in the small side gate by the front office that's always unlocked - Thus, not a gated community! Last, forced $25 a month for trash fee that the tenants cannot refuse, which sometimes don't show as posted.
Good location, but take it from this SSG US Army RETIRED, I would encourage you to research other options!!!

AVOID THIS HORRIBLE PLACE

I would give ZERO STARS if I could. One is being VERY VERY generous. Please avoid this place for your family's safety. The apartments are old and ratty, the walls are paper thin, and as a result people call the cops all the time for people having 'arguments' even though they were just talking normally in the apartments. There were MULTIPLE BREAK-INS when I lived there (people can just kick in your door very easily), so there are cops banging on your doors for questioning at 3am constantly. The... ladies at the front office are all very incompetent. They also let certain residents have vicious pitbulls and let those vicious dogs attack people without any consequences, even though pit bulls are restricted on the property. When I went in to tell them about the dog attack, they told me they had no knowledge of the dog, yet they told me later they knew she had the dog and didn't make her pay the pet fee or pet deposit, both of which are things that I paid. They basically told me they didn't care we got attacked and ended up in the hospital, even though it was partially their fault for not knowing their tenants, treating certain tenants better than others (waiving 'mandatory fees' for some but not others), and brushing off of the fact that someone had already reported that pitbull before I did. Honestly they are extremely lucky I told everyone to avoid the building with the pitbull or else a kid would have gotten attacked.

So, if you want to get treated like total trash, hear people peeing in the apartments next you, talk to cops all the time, and get attacked by pitbulls so badly that you need surgery, this is the apartment for you.

Also, there's no parking ever, and they'll tow your car even if you live there and have your car registered with them, and they will tell you it was a mistake but you still have to pay for it anyway.

Also, some of the tenants they pick are thieves. I had multiple items stolen from me from one particular tenant and the office refused to acknowledge it despite the fact I paid everything on time, including their apparently not so mandatory 'mandatory fees'!

Also, the sprinkler water at night and during the day smells so strongly of rotten egg it can make you vomit. It infiltrates your apartment so you basically live in a sulfuric deep thermal vent because the AC basically never works. These apartments are the worst. Don't ruin your life by living here. Biggest mistake and regret of my life.
