The location is in the middle of the world famous Sunny Isles Beach – Florida’s Riviera offers restaurants, food and merchandise stores, pharmacies and anything you need right across the road.
Amazing spectacular views of the Ocean and Intracoastal City from the 12 floor of this extraordinary 1000 sq. foot 1 Bedroom and 2 Bath Apartment with 2 balconies!
Totally upgraded! Brand new composite marble floors throughout, freshly painted, open kitchen with cabinetry and granite counter tops. Dishwasher, Disposal, Dryer and Washer, Microwave and Refrigerator are all in the apartment.
Completely furnished with spectacular crystal chandeliers in dining and living areas. Two TV. One TV in the living room and one in bedroom. Very comfortable bedding sleeps 2 adults on the king size bed with new matrass in master bedroom . Futon in the living room sleeps 2 adults or 2 children temporary staying in the unit as a guests. Great for the mom and baby! Baby crib and bedding are provided free of charge. Easy beach access with the wheelchair ramp to the beach.
La Perla condominium is 43 story building and offers one of the best amenities in Sunny Isles Beach: oceanfront heated swimming pool, state-of-the-art gym, 24 hours concierge, valet parking, spa & much more. Easy beach access with the wheelchair ramp to the beach.
La Perla amenities also include Beach Club with umbrellas, chairs and beach towels.
Price will depend on the length of the rent and the time of the year. Regular "Low Season" (March through November) and "High Season" (December through February). Minimum 30 nights stay . Tenant will receive a discount for stay over 180 nights.
For the rentals less than 6 month, guests will pay the following taxes as part of their reservation:
• 7% Florida Transient Rental and Sales Surtax Tax to Florida Dep of Revenue. For detailed information, visit the Florida Dept. of Revenue website.
• 6% Tourist Development Room Tax to Miami-Dade County Tax Collector. For detailed information, please visit Miami-Dade County Tax Collector’s website.
Lease Terms:
All expenses including water, electricity, sewage, one parking space & WiFi are paid by owner.
La Perla Rules.
Tenant will need to pay to the La Perla office:
• $100 Application Fee per couple with marriage certificate or $100 for each adult and $25 per adult for each ID Cards.
• One-time cleaning fee in the amount of $150.00
• $10 One-time fee for car registration (If you have a car).
• Only pets with a formal classification as an emotional support animals are allowed for rentals less than 6 month. For rentals 6 month and over maximum 2 pets are allowed.

La Perla Condominium will begin its building restoration project in mid-April 2025.
The working time for the completion of the project is tentatively 12 to 18 months.
How it may affect your stay:
• During the construction hours from 8:30 AM to 4:30 PM, the noise level is expected to be higher than usual given the nature of the work being carried out.
• The pool is estimated to be closed approximately from May to October 2025, but the La Perla association is working with the New Port Beach Hotel, located right next to our building, to provide access to the hotel swimming pool, jacuzzi, and tiki bar to La Perla residents.
• At some point during the restoration project, balconies will be closed for safety reasons until it is safe to reopen them. The exact time of closure is unknown at this time and is subject to change due to weather (rain/storm delays) and unforeseen conditions that may affect the nature of the work. The association will provide a Balcony Closure Notice ahead of time.
