A great place to live
The new managment & all staff are such a breath of fresh air compared to other rental properties, always helpful & with a friendly smile. Beautiful updated appliences & amenities and services, AND THE PROPERTY IS CLEAN! I highly suggest the Arbors at Carrollwood for residence.

Run Away from Here
The management team here is the worse management team I have ever rented from.
Most recently we received our lease renewal. It was a 24% increase in rent. I sent an email to the staff since they never pick up their phones providing feedback. First, the notice had the incorrect lease end date. Second, no explanation for increase in rent. There have been no improvements in anything in the year that we have lived here. I emailed the staff asking for additional information and for a reason behind... this increase. No response. When I stopped to give my non-renewal notice I provided additional instructions asking for Sandy’s managers information and for the reason for increase in rent. Again- no response.
One other thing to note is that this is a gated community, and the gates stay broken for periods of time, this resulted in my car being broken into and the staff not doing anything about it.
First, our refrigerator consistently leaks onto the top shelf. They said the freezer was frozen over, but this did not correct the issue. Our kitchen faucet leaks all over the sink. The water quality here is terrible, it produces pink callus and stains all over the sinks throughout the apartment. Our electric bill every month was an average of $160-200. The A/C units here do not cool properly, they will tell you that there is nothing wrong with the A/C but I can see how old these units are and that they have not been replaced or handled properly.
The cabinets have all been painted with cheap latex paint on the inside that will stick to your kitchenware if you do not put down your own cabinet liners. We have unfinished flooring throughout the apartment that Kimberly stated would be taken care of the week we moved in but that was never done.
Another issue we had was the heating element breaking due to the water quality as stated by the worker who replaced it. I know 3 others in the community who have informed me of the exact same issue.
Every morning at 6am our neighbors would start running on their treadmill for at least an hour. You could hear the constant motion and it would wake us up. I emailed the leasing office several times where Sandy advised she would do something. That never happened. I emailed 3 other times and no response.
And Arbors management, do not bother contacting me or my husband. I will await a response from Robbins corporate.

New management doesn’t care about neighbors attacking you or drugs or anything!!!
I’ve been here over 5 years. Seen several managment changes but the worst was the last managment team who let anyone and everyone into the complex including drug dealers in my building. We had to deal with the shooting in my building that made the news. My newest issue is the idiots who moved in downstairs. They have tried to attack me more than once, have out of control parties all hours of the night, and even last time several neighbors have had to call 911 as the unauthorized occupants were... screaming threatening to kill people in the streets outside the building at 2AM. The newest managment is well aware of the issues but has done nothing after stating they have served the residents more than once with legal 7-Day notices. They probably just keep lying because I’m in a condo and the idiots below me pay the complex rent. What’s it going to take for the idiot to physically attack me again or others or actually try to kill someone??? Tonight the cops have been out 3xs and every time the cops leave they get louder and even have speakers and instruments outside.

Beware!
I lived at the Arbors of Carrollwood for 17 years, March 2002 to March 2019. For the most part, I enjoyed my years there & loved my corner unit on the second floor. I lived through numerous changes in property management and a failed attempt at condo conversion right before The Great Recession in 2008. I was a good tenant and left in good standing by giving written notice two months prior to the end of my lease. I had the unit professionally cleaned before I turned over my keys. I did a... walkthrough with a member of the property maintenance team that they assigned to me who told me that the unit showed only "normal wear and tear". I completed all the required paperwork with the leasing team the day I turned in my keys. AND YET, they have not returned my $150 security deposit FIVE MONTHS LATER. I’ve tried calling and emailing to find out why I'm not receiving my deposit back. No response. I went back to the rental office and learned that they have changed property management companies AGAIN. The leasing agents gave me the first name of the new regional manager and her email... but it turns out that it was just a generic junk email. I didn't hear back from her until this week, five weeks after I sent my original email on July 15th. She left a message for me to call her back, but without her last name the google name recognition software they're using isn’t recognizing her name and it sends me to someone else’s VM. I left a message for that person explaining who I was trying to reach. But, of course, she hasn't responded. I even filed a complaint recently against the Arbors of Carrollwood with the Better Business Bureau. They reached out to the Arbors, but even they never got a response. This is unprofessional, mean and incompetent behavior by everyone involved. No one is taking responsibility for resolving this issue. I think they hope I'll just give up and go away. I did nothing to deserve this treatment and I have a legal right to my deposit. I would caution anyone thinking of moving to the community for the obvious reasons stated above. Not a place anyone would want to do business with based on my experience.

Roaches everywhere
EASILY THE WORST PLACE IVE EVER LIVED. THE LACK OF FOLLOW UP FROM THE LEASING OFFICE IS APPALLING. "LUXURY APARTMENTS" ADVERTISED WHEN IN REALITY THEY ARE ROACH INFESTED. I PAY FOR PEST CONTROL AND VALET TRASH NEITHER SERVICE IS RENDERED AND I GET THREATENED WITH FINES FOR TRASH ON MY DOORSTEP BECAUSE VALET TRASH DOESNT PICK IT UP. MY A/C HAD TO BE REPAIRED 6 TIMES MY FIRST MONTH, I HAVE 0 CELL SERVICE, THE PIPES BEHIND THE WALL IN MY SHOWER LEAK AND IT SOAKS THE FLOORS AND DRYWALL. IVE BEEN... HERE 45 DAYS AND IM READY TO TERMINATE MY LEASE!!!
