We will review your credit history, criminal background, rental history, verify your employment and verify your income. We do not approve applications with previous evictions, foreclosures, bankruptcies (within 7 years), or sex offenders.
The security deposit is 100% refundable and due within 48 hours of application approval. If the property has no damage (normal wear and tear permitted by law) and resident(s) does not have a balance due upon move-out, the Security Deposit will be returned within 30 days of vacancy. If a pet deposit is paid, it is combined with the security deposit at move-in. In special circumstances, an additional (refundable) deposit may be required.
Payment of all upfront costs (including but not limited to: security deposit, move-in fee, pet deposit, pet fee, first month's rent - which may be a proration based on lease commencement date) must be made by money order, certified funds, or cashier's check. Personal checks, cash, electronic payments (including but not limited to: cash app, PayPal, Venmo, online bill pay, bank wires, Zelle, or bitcoin currency), and credit card payments are not accepted for upfront costs.
Electronic payments are permitted for Rent 30 days after move-in.
