Great location, everything else is awful

The only good thing about this apartment complex is the location…

Prior to my lease starting I toured the apartment. It was dirty and needed a good deep clean. Angel told me the staff would come and clean the apartment in the next week before I moved in. Nothing had been done upon move in day. I cleaned it myself but found there were still chips and stains in the sinks and tubs, a crack in the kitchen counter top, cabinet covers flaking off, broken closet doors and window screens, and hair...
painted into the molding. The apartment also had a musty/cigarette/weed smell that never went away despite buying very expensive air fresheners.

Upon moving in I found the washer would use only hot water and the dryer would not shut off (a MAJOR fire hazard). A week after submitting a maintenance request I called the office (including the corporate emergency maintenance line) every day and it still took 3 weeks for the maintenance staff to come look at it. When he did, he ignored the dryer saying it wasn’t something he could fix and just switched the hoses on the washer. The washer used only cold water after that. There were additional maintenance issues that either never were resolved or weren’t addressed for months.

I returned from being out of town for a few days to the maintenance staff at my door trying to get in. My water heater had broken and was flooding the apartment below me. Their universal key didn’t work so they couldn’t get in to fix the problem. They shut down my water heater and told me they wouldn’t be able to get a new one until Monday (it was a Saturday). When I said that was unacceptable, that they couldn’t leave me without hot water for a weekend, they said they could give me the keys to the model if I wanted to take a hot shower. I spoke with the maintenance staff and the office manager and both gave me the run-around saying that was the only option. When they finally brought in the new hot water heater, the guy fixing it was FaceTiming a girlfriend (maybe) the entire time he was working on my water heater.

I only lasted 3 months and broke my lease. The conditions were awful, the grounds unkept, and the other tenants disruptive. I never felt safe there and could constantly smell both cigarette smoke and weed from other tenants smoking, despite it being a “non-smoking” complex. The staff is overworked, but also give off an attitude that they really don’t care about the tenants and do the absolute bare minimum.

Just don’t!

First red flag, the woman that helped me sign my lease, couldn’t be bothered to conduct a walk through when she gave me my keys!! They charge hundreds of dollars in extra fees, in addition to the rent. And it’s totally not worth it. The gate is always broken. Right now the entrance gate is broken AND the arm of the exit gate is malfunctioning so residents have to use the entrance as an exit… how dangerous is that?!? The grounds are so disgusting, I’m embarrassed to have guests. Management has... the worst customer service.I waited a week to get a call back from the office manager. They lost the master key to my apartment. And they gave me a mailbox key that does not work. The worst.

Untreated mold, poor management.

Mold issues untreated with no responses or updates from management regarding the state of the repair or a path to resolution. Leaving voicemails doesn’t work, service requests will get closed with no resolution, and if you get management on the phone they will promise to provide you with an update by EOD and then ignore you.

Roaches

This apartment complex is absolutely horrible!! Do not move here!! The rating is way below poor!!! You pay for pest control and there are roaches and tons of bugs all around your outside doors. You can request to have the apartment sprayed but it doesn’t cover the german roaches. Three days ago I started seeing roaches coming through the vent. I then came home from work and saw over 30 roaches coming out of the vent and another 30 on my countertop. I went and got a fogging and 4 bottles of spray... . When I let off the fogger at least a hundred came crawling out of the ceiling from the light fixtures and vents and under the refrigerator. I just had a professional come and it will cost $750 dollars to treat the problem, but they can’t guarantee it as it is an infestation in the building. I have to move out as soon as possible!! Who can afford constant $750 dollars worth of pest control when you already pay for pest control.

Hmmm

Great location within walking distance of restaurants, grocery stores, and Blackburn Park; overall amazing. The moment you have to deal with property management however, everything can be bad. I am not saying do not move here, but be careful and have a paper trail for everything.

In November I was forced to have unnecessary live in renovations. For the forced renovations, everything had to move out of the bathroom and kitchen (Thursday-Monday; no compensation, I slept in the apartment). On the...
first day, I found glass on the living room floor, kitchen items, the TV stand, etc. Debris were on the couch and elsewhere in spots that did not need to be accessed. The elevated breakfast bar was removed, and counter space from the bathroom gone. I sent an email regarding the glass to the complex; it was ignored.

After the renovations there were more issues, such as: 1) glue or lubricant spot on my couch 2) glass and wood debris throughout my living room; 3) a loose dishwasher 4) screws and trash on the floor 5) a loose toilet 6) a clogged new faucet, and 7) paint on the toilet, shower curtain, the shower, the carpet and a piece of personal property. I am glad to moved major items out my living room, because I feel like these would have been broken otherwise. What I was most concerned about, despite not having a pet, was how dangerous it was for pets from the glass and construction debris all over the apartment. The complex appeared to document these issues including the personal property damage. I was patient through mid-March for them to respond. However, when I checked in during mid-March, all information was gone; it was like I never addressed the situation in the first place. Bizzare?

The complex refused to respond to 40 emails regarding the issue from March – April, but the regional office did. Regardless, this has been a situation for 5 months; I hope the personal property damages are eventually compensated.

The apartment was trashed and the situation brushed off.
