Best Place in Dawsonville

I've lived at 2 other communities in Dawsonville and it's safe to say that Dawson Hills is the best there is. The property is gorgeous, my neighbors are all really friendly and the layout is so unique. I have a 2nd story overlooking the woods and it's so peaceful to sit on my patio. Maintenance is incredible and everyone in the office is always so quick to help (even when I ask for things that are above and beyond- they're awesome!) I also like not living directly off 400 and the new roundabout... that was installed on 53 makes it easy for me to go whichever way I need and avoid the major roadways! Lease here- you'll love it!

It's been a great year here!

The end of the month marks a year I've been living at Dawson Hills.Started with a one bedroom and moved up to a 2 bedroom. Looking forward to the next year because of:

* Great helpful and friendly office staff
* Really the nicest apartments I've ever seen
* Great friendly neighbors
* Dog Park
* Park with chairs, hammocks, and a grill
* Pool with cabanas, grill, and fire pit
* A complete exercise center
* Literally dozens of restaurants less than a mile or 2 away, a mile from Lake Lanier, yet...
with the setting in hills feels like I'm at a resort
* And speaking of resorts, the 2x a months event help us feel like we're living at a resort

Could be great

Dog waste all over! Despite multiple notices from the office that owners should pick up their dog's waste, the issue remains. However, even when notifying the office of offenders, the office claims to take action, but the behavior of the owner doesn't change.
The landscaping is poor with weeds and plants not being maintained with the exception of near the office.
Their attempt at a dog park is a gravel patch in the middle of a large grassy field. Incredibly small and stupidly constructed.
The...
units are cheaply and hastily constructed with poor materials and poor craftsmanship. The heavy metal doors do not have arrestors on them so inconsiderate neighbors will slam their door at all hours of the day. There is practically no sound isolation between units and the lower levels will hear the upstairs tenants stomping around as well as whatever movie they decide to watch. The walk-in shower was improperly installed and resulted in mold and water damage to the wall. The HVAC unit in the unit above started leaking water and because the tenant didn't report it, water started streaming out of a wall switch and out from under the baseboard. The only nice thing is the appliances.
The community grills have not been cleaned or maintained in at least two years.
The parking allocation is sparse meaning you can get lucky with a spot near your unit or be in front of a different building entirely.
I have zero confidence in the office staff's ability to rectify issues despite their caring facade.
I cannot recommend this place despite how good it seems on paper.

Major Problems

From the outside, they look great but there are lots of issues inside. There was a hole in my wall for over 7 months from a leak that maintenance failed to fix and it molded. It was not a concern to the office staff showing a great lack of care for the property. Multiple units had the same experience with the leak and hole. For as much as they cost, you should expect a lot better quality.

Not there yet

This is a very nice facility that has some issue. The fire pit is still not working after months. The club house is only open until 5:00, the time most of us get home from work. The trash is always full and security is needed.
