Do not move here!

My family and I moved into this apartment complex in 2018 when it was still called Park156, and from the start, it’s been nothing but a frustrating, disappointing experience. One of the major issues we’ve faced is a persistent roach problem that management has completely ignored. Despite several complaints over the years, the roach issue has never been fully addressed. It’s unacceptable, and it’s been an ongoing problem since we first moved in.
The management team, particularly Stephanie, has...
been incredibly unprofessional. I once asked her about rent policies, and she responded with an aggressive tone while stuffing her face with Doritos. It’s clear that tenant concerns are not a priority for her or the management, and their rude and dismissive attitudes have only added to our frustration. Their response to any issue is either non-existent or minimal, and it’s a pattern we’ve seen throughout our time here.
Rent increases have been outrageous, and the so-called “upgrades” to the apartments have been underwhelming and not worth the hikes. My wife has caught Ana, the complex manager, in multiple lies, and our interactions with her and Stephanie have been few and far between, and almost always negative. The management seems much more focused on making money than on maintaining a quality living environment.
Maintenance has been timely with minor repairs, but that’s about the only positive thing I can say. Otherwise, the complex is plagued with issues—neighbors are loud, smoking is rampant, and there are frequent sightings of homeless people wandering through the property, making it feel unsafe. To add to the list, there are constant dogs running loose around the neighborhood, which adds to the chaos and lack of control in the area. The pool is always dirty, and it’s clear that no one is taking care of common areas like they should be.
On top of all this, the complex rebranded itself from Park156 to Artistry at Bethesda. It’s obvious this was a tactic to distance themselves from the growing number of negative reviews that reflect the exact problems we’ve experienced. It feels like a shady attempt to cover up the reality of living here.
Looking back, moving my family out of this complex was easily the best decision I’ve ever made. If you’re considering moving here, do yourself a favor and look elsewhere.

Terrible

Wish I didn’t move here. My lease is up in a few months and I can’t wait to leave. The building is built poorly and the noise above me is ridiculous I moved in October 2021 and I told them multiple times about the noise nothing was done and I work from home so heard noise all day everyday such as stomping and banging and more from October til now. The apartments are nice and spacious but if you have someone above you who doesn’t care you will not be comfortable in your apartment. I pay almost 2k... for an apartment where nobody cares about how I feel and what I’ve said. If you plan to move here go on the 3rd floor but be mindful of the people below you.

Great Staff

I just moved here from out of state and everyone made this move so easy for me. My apartment is beautiful with new appliances and carpet very clean when I got here and my package that I ordered was even here waiting on me. Everything is very organized and in great shape and order. Thank you Park 156 for making this easy for me !!

Do not move here

Paper thin walls, you can hear tenants conversations,toilet flushes, just everything. DIRTY trashy breeze ways stains all over the concrete. Water bugs come through the vents, I have killed 10 total since I moved here. I had to close the vents and tape them and I've only lived here since March of 2018. The Crazy immature girl that lives above me can not control her child he's unsupervised while she is sleeping or either on the phone and he's up running and jumping around bouncing balls... throwing things against the wall and she has no respect for her neighbors. When you call the courtesy officer on her she gets mad and stomps throughout the apartment loudly like a child!! I call the office almost daily to complain; which to include the courtesy officer and the police and nothing has been done as of yet. Chris the Assistant manager response was this: She has been here for years without any complaints, kids have a right to play there is nothing he can do about that. ...but, the kid is jumping stomping and banging at 7am in the freaking morning all the way till 10pm nonstop! This management is a joke and Ana the office manager said to me that; " We will let you out of the lease; because, you are not going to be happy and she's been here for a long time." My response; "So are you saying to me that she has a right to stay because she's been here for years? If I have to go then so does she or else I will contact an attorney and sue Winn properties. Winn can Pay my moving fees and then I will go; but I will not pay anything. You all need to control your tenant and she needs to control her kid!" It sounds like 20 plus kids are playing in the apartment...If I can save one person from moving here then I will. Find another place you will not be happy here...I guess you get what you pay for...Cheap, old and poorly built! DON'T MOVE HERE...

156 Apartments

I have lived in Park 156 for almost 3 years. I have watched the community evolve and blossom. I lived here under the previous owner Carroll Management. I love the area and the schools. My only concern with the complex is the price increases due to all the upgrades. I feel this is going to force my daughter and I to move. I would love to stay but I am not sure I will be able with the rent rates.
