Predatory, Dishonest, and a Total Disgrace!

Boardwalk Apartments (Vida Properties) is a disgraceful, owner-managed property that operates with zero integrity and thrives on unfair business practices and blatant dishonesty. They delayed my renewal offer for three full weeks, only to offer a laughable $25 discount on a $150 rent hike - not including an extra $25 monthly increase for parking and a new “measured” common area electric fee, which they conveniently refuse to provide a usage breakdown for. Funny how my fee was the same exact... amount for the month of February and March. Odd how that works when it's supposedly measured.

After finally revising the lease, it took another week just to receive the new version - which was full of errors. It took yet another week to revise it again, and only after I followed up repeatedly. Reaching them is nearly impossible; voicemails, calls, and emails often go unanswered or are not returned any timely manner.

Despite their delays, they’re holding me to a 60-day notice policy, even though the timing made it impossible to make an informed decision or comply. The final, corrected lease didn’t even land in my inbox until the first week of March, and my lease ends on April 3rd. There's no language in the lease that states the 60-day notice is still required while in active negotiation - especially when those negotiations are held up on their end. In fact, the lease says tenants are to be given ample time to consider renewal - yet they completely ignored that clause.

They refuse to provide transparent usage data for WTS or the common area electric fees. Meanwhile, they’re offering nearly $200/month discounts to new tenants for the same floor plan - with premium finishes - while raising rents for current tenants. That’s not a promotional deal; it’s a desperate attempt to fill vacancies. In just one month, occupancy dropped from 83% to 78%. That should tell you everything you need to know about the quality of their operation.

To top it off, the owner allows his surrounding properties to remain filled with trash and clutter, showing total disregard for the neighborhood and the community.

They do not care about their tenants - at all. This operation is dishonest, predatory, mismanaged, and a complete embarrassment to the property management industry.

Nickel and Dime like crazy!

Just don’t do it. It’s not even true luxury for the price point. They also charge tenants for power to the common areas of the building.

Not luxury but luxury prices!

I recently toured this place and they call themselves a luxury complex. Let me explain how it's not luxury. The majority of their units have plastic shower/tub inserts (no tile), formica countertops, chunky heavy plastic apartment grade blinds with pull strings, small washer and dryer units that do not look big enough to fit a bed comforter, and black appliances. I found out that only select units have what they call premium finishes. Seems a little deceiving to advertise as a luxury community... when the majority of your units are basic. During my tour I could hear the people in the unit above walking around. I know it's a new complex and looks super flashy from the outside, it grabbed my attention for sure! But, it's definitely not luxury and not worth the 'luxury' price tag and fees they charge. Coming from out of state, I was quite shocked by their rates considering the aren't even in Boise or downtown. You can find better deals in downtown Boise, with more space, tile, quartz countertops, stainless steel appliances and oversized washer and dryers with better window finishings and a cheaper price tag. I'm glad I kept my options open and didn't move there.

DO NOT MOVE HERE

If you’re happy to pay an arm and a leg to live here then maybe it’s the place for you. While they say luxury they really mean expensive. They will charge you for ABSOLUTELY EVERYTHING they can. Not only does it have so many rules that you feel you’re living in your parents home, but the parking here is a total joke. I could go on and on with reasons why not to move here. Management just sees you as a dollar sign.

Luxurious & Conveniently Located

This property is unlike any other in the area. After touring other downtown Boise apartments, there was no question that The Boardwalk's future amenities, location, views, etc. were the best option for me.
