* Monthly rent: $1095/month base rent
* Utilities: Since there is a large back lot that is not included in this rental but on the same w/s/g bill, the w/s/g stays in LL name and tenant pays $100 monthly towards that bill. Tenant must put Power bill and gas bill into their own name (power averages $75/mo, gas averages $50/mo).
* Nice Yard Maintenance is required by tenant. You must be willing/able to mow, edge, weed the yard weekly or have it hired it out.
* Looking for Quiet Renters. No parties. No loud get-togethers.
* No smoking anything in the home.
* Great private LL whole lives 1 block away. This is Not listed or managed through a rental agency. ~ We can usually get problems fixed within 48 hours. We care about your comfort. Your concerns and requests do not fall on deaf ears.

LOCATION SPECIFICS:

PET POLICY:
* We love pets but you MUST be a good pet owner.
* One dog OR cat may be approved at no additional cost. Two Pets MAX with approval and additional $35/month for 2nd pet.
* $300 pet deposit ($150 not refundable). LL will need to meet pets of final applicants.
* Any aquarium/caged animals (reptiles, fish, hamster, etc) need to be approved & discussed on application!
* There is a yard but it is not currently fenced. We can discuss tenant putting up their own portable fence on the side of the home as an option.
* Only 2 pets maximum. ALL pets MUST be at least 2 years old. Must be Completely House Trained. Must be quiet! Tenant must clean up messes regularly.
* No acquiring new pets while you live on the property.
* NO EXCEPTIONS ON THE PET REQUIREMENTS: If you have questions on pets talk to me BEFORE any house viewing or filling out an application.
