Do Not Rent Here!

Unless you can handle $150-200/month rent increases every year and $250 utility bills, this is not the place for you. They keep saying it’s due to rising utility costs (which the tenants are actually responsible for) and other BS, but they don’t even enforce their own rules.

They also do not enforce picking up dog waste so it is absolutely everywhere. The walls are so thin you can hear your neighbors using the bathroom. The front doors have terrible seals so your whole entryway floods every...
time it rains. The windows are so poorly sealed that wind easily whips right into them strongly enough to move the curtains.

The pool is too tiny for the number of people in the complex and always full of unattended children. The gym is also laughable for a complex of this size and largely unusable.

When you move in, they go over all of the previous damage from other tenants with you and promise to fix it all, but never do. The place wasn’t cleaned before I moved in and was absolutely filthy. The apartments are very cheaply built and touted as “luxury” even though everything is builders grade (cheap Formica counter tops, bottom of the barrel appliances, very cheap carpet that sheds constantly, ceiling fans that sound like they’re going to take flight, cheap roll out vinyl flooring).

But if you don’t mind all that, the internet is fast (if you pay an extra $25/mo) and there is plenty parking.

Outrageous repair fees

I lived at this complex for a couple years. Management changed about a year after moving in. I recently moved out and was charged thousands of dollars for repairing carpet. When I moved in the carpet was damaged and this was noted in the damage sheet I was given by management. The new management should have been able to find this in our paperwork. I will never rent from this company ever again.

No luxury

Walls so thin you can hear your neighbor do everything and I mean everything. Refrigerator is small and no ice maker, my building had more weeds/dirt then grass and the carpet is cheap as is the paint the Apt complex manager tells you what you want just to get rid of you, very few rules enforced. Last winter poor management did horrible job with snow removal and people got stuck in parking lot. You pay a lot and get no luxury.

I'll address the issues and apologize that you find our facility lacking. Standard building/boca codes were adhered to during construction. Our construction methods actually went beyond what was required. The fact that you can hear "everything" from... your neighbors is disturbing. For the "weeds and dirt" our irrigation system was not turned on for the last two newly constructed buildings until the last one was completed and delivered to us in mid October, 2021. By then we were prepping the irrigation system for winterization. We have reseeded those areas and worked hard to get the irrigation system working. This spring was especially challenging with it being hot and extra dry. Surrounded by a large field on three sides also presents challenges to Management in trying to keep farmers chemicals from blowing and leaching into our yard areas, something most people never consider. WE are aware of these challenges and are currently working on developing a plan to counter those issues. Management has never intended to "Just get rid of you". We are aware of many aspects and we work daily to Manage properly. As for the two day snow event you refer to, our Contractor was spending more time trying to remove cars that were coming into the property. Primarily Uber, and other delivery people. Some thought it amusing to order a pizza during a blizzard. Make no mistake, during a blizzard, one should hunker down and stay put. Some decided to see how far they could get, thus making it impossible for our Contractor to clear the snow. Blowing snow with the howling winds made for a very unique snowstorm that Springfield has only experienced a couple of times in a century. I'd like to apologize that our efforts failed your expectations. It was our first winter at Cardinal Ridge and we in no way expected a Northern Plains Blizzard for two days. We at Cardinal Ridge would like to think we offer affordable Market Apartments, and with inflation at a rampant pace we do try to control costs to make life at Cardinal Ridge affordable. We are continuing to learn and adapt. Your comments are a reminder we have a ways to go, and we will strive to do better. Thank you for your feedback.

Nothing luxury

The place is not luxury poorly built you can hear everything your neighbors does and I do mean everything, our front door leaks, poor paint that shows everything if you touch it, cheap carpet and the refrigerator is tiny. Poor planning last winter trapped people for 2 days on one end of the complex, cars stuck in parking lot….there is nothing luxury it’s just expensive.

These were recently taken over by new management by some out of state company and they no longer return calls or emails. Good luck getting ahold of anyone :(
