Unreasonable Management & Poor Concierge Service

The front door staff regularly fail to fulfill their duties and the management team are unreasonable and will elect not to renew your lease purely based on you filing reports too often or complaining about being fined for smoking when you did not actually smoke. Stay away. It’s overpriced with cheap cabinets and you can hear everything in the hallways.

Of course the leasing office will be pleasant to you when you call 1st, BUT after living here happy to leave why? The pool SO cold! Never a lounge chair to relax by the pool! Loud a noxious drunk boys in speedos high running around crazy! over-priced, & overrated. For the $ go to west loop!!! Not boys-town, and get more for your $. You will want to move out anyway - the managment who took over are horrible, smell of cleaning will have you gasp for air - horrible. Do not rent here.

RMK Management recently took over day- to-day operations of Halsted flats... . We are a management company who prides ourselves on the cleanliness of our communities. And as you have already noticed, the wonderful amenities at Halsted Flats are in high demand as we are the only luxury building in the Lakeview area to offer them. RMK Management does have strict guidelines that we will be implementing for our first pool season which will begin in May. If you would like to stop by the office, we would be happy to go over those policies with you. It's our wish that you, and all of our wonderful residents, are able to fully enjoy pool season, as well as every other amenity this community has to offer.

Great Overall, a few minor frustrations

Despite seeing many negative reviews online, we took a chance on Halsted Flats and overall we are very happy. Perhaps others experienced some issues related to the first year of operation, but it seems to me that things run smoothly now.

First, the apartments are gorgeous. We scored a huge corner 1BR for a significant discount from market rate, and when combined with a Look-and-Lease promotion, it really was too good of a deal to pass up. The look and feel of the unit is great. Wood-look...
vinyl in the living area, ceramic tile in the very spacious bathroom, plush carpet in the bedroom and walk-in closet. Dark wood cabinets with white corian countertops in both the kitchen and the bathroom, good appliances and tons of storage space gave us the stylish place we wanted. Plus, each unit has in-unit laundry, which is very hard to find. Sure, its a stacked W/D combo unit, but works fine for my needs.

The office staff and building concierge were very helpful and accommodating during move in. They always validated our parking the for first few times we stopped over ahead of our move-in. Having a dedicated loading zone and freight elevator is very helpful too, though it would be nice to have more than a 2-hour window.

I haven't had a ton of opportunity to use the amenity spaces yet, but I've definitely gotten lots of use out of the coffee machine on the 3rd floor. Its completely addressed my habit of stopping into Starbucks and saved me a good bit of money already! The gas grills out on the patio are nice and big and work pretty well, though it would be nice if there was a scrub brush in the sink inside so you could clean the tools easily.

Package acceptance, loading carts available, an info board with bus times, package notifications, and weather info are all great features to have. The 2nd floor has a great dry-cleaning drop box service.

This building is pet friendly and be prepared to have lots of four-legged neighbors. So far, no issues with noise or anything - walls and floors seem to be well insulated to keep sound separated. It's a little disappointing to see how many "mess" stains are in the hallways though - the whole point of having carpet tile is so you can pull a stained tile up and replace it easily.

My only other complaint is that, given the premium nature of the building, it would have been nice to have a more sophisticated thermostat. Programmable, digital, or even one that showed current temperature at least...
