There are 97 units, most in fairly good shape but renovation for all promised in fall 2017 - new roof, casement windows, individual air conditioning/heating units, counter tops, etc. In case you missed it--all renovation is to be done while all tenants are in residence, pets and all.
Coin operated laundry facility on each of top 5 floors. Free parking in basement garage (the "free" may change). On-site management, but office hours vary from day to day, week to week. Smoke-free... throughout the building with stern reprimand letter to those who defy the edict and sneak a smoke, even in their own apt. Heat and cooking gas, as well as hot & cold running water, sewer, trash recycling pickup included in rent. Snow removal happens reluctantly and it too is included in the rent. Internet access and fitness center promised but not delivered as of Aug 2017. Club house? not so much - just a bare-bones big room with tables & chairs for infrequent meetings. Pleasant small patio in fenced-in grassy side yard. Landscaping and janitor services of common-areas are good. Most repairs and maintenance issues are dealt with in reasonable time in common areas, faster in individual units.
Current issues are outdoor parking areas, renovation info and schedule, and on-site management attitudes & behavior. Noise from O'Hare sometimes a big annoyance; ditto fire engines & other emergency vehicles screaming down Elston Ave beside this building.
