Roper the Roach

I moved into the Oakwood courtyard less than a month ago. The one bedroom is reasonably priced, nice size, and an awkward layout. I was in an hurry to move from my last apartment because I had a lot going on personally so I didn't inspect the apartment like I should have done. After moving in I noticed there were dead bugs in all of the windows, spider webs in the corners, walls and doors were dirty, the floors were so filthy that I had to get on my hands and knees to scrub them clean. I have... never experienced this before, so I'm not sure if it's normal to have to clean so vigorously when you move into a new apartment.
So...one late night I came into the apartment, cut the light on and there he was....Roper (I named him) the biggest roach that I have ever seen in my life. We made eye contact, I blinked, opened my eyes, then he was gone. I can't figure out how he moved so fast and where he disappeared to. I saw him again outside my door, and running under the stove. I had to smoke bomb my apartment, we will see if he returns and if the mamangement company will exterminate the building.
The hallways are carpeted, but old and need to be replaced. There is an old carpet smell to them, like no matter how much you clean it, it will always smell!

There is a tiny but usable workout room. I have never seen anyone in there. There is a nice laundry area. And there is not any storage space.
It seems like a pretty secure building with a friendly onsite handy man.
The owner of the building could benefit from making some minor upgrades and a monthly extermination.
