Once upon a time, it was a great building, but it deteriorated within the last year or so. Problems includes, stolen packages constantly, stolen bikes, 8-5 water shut downs for days in a month, electricity issue for an entire floor, unauthorized parties thrown by non-resident selling alcohol and shooting off fireworks, no front doorman/security, unable to access garage multiple days, not even one moving cart, unorganized package room, almost never cleaned dog run, missing gym equipment (while... they claimed they are replacing with new stuff), the "we sincerely apologize... I'm taking this super seriously... I'll personally oversee it..." but do nothing management, the list goes on and on. For the price you are paying, you can go any building in River North and get better than this. The only person that's keeping this place together is the maintenance guy Burim who's super friendly, responsible, and actually get things done!

The promoted rooftop parties with a cover, DJ, and liquor are completely out of hand. Summertime at the Ardus is like living in a hotel with a club. You will see random strangers coming in and out. It’s not a safe environment. There is no doorman and nobody regulates any of this. Packages are stolen. I’ve seen homeless people trying to get in and ask me to let them in because they have gotten away with staying in the lobby overnight. I’ve seen people sleep all night in the lobby. Management is... unresponsive at all times. The only thing that they are responsive about is maintenance issues and that’s because the maintenance guy is amazing.

Apathetic ownership. Unsafe conditions. There is no doorman on first floor and front door as well as elevator/stairwell requires key fob. Sounds fine, but there was a fire a few weeks back and the fire dept. had to break the front door, break mailroom door, break maint closet door to get in. The fire alarms on other floors also did not go off.
A maintenance person attacked our dog when they came in the unit. Tried swinging at our dog with a hammer. Flats apologized and attempted to resolve the... situation, but their logo is a DOG! You think they would have training and procedures from the get-go.
All of the outlets in the entire building and in every single unit are upside down. That is a great example of the lack of attention to detail and care.
Location is fantastic. Price was at/below market- you get what you pay for!

Poor Service, Misinformation, and too many unfulfilled promises.
Location is perfect but is overshadowed by several problems:
- H-VAC system is controlled by management who switches the system from heating to AC every 6 months. You cannot decide for yourself.
- One elevator is always not operational and the only other elevator is a hit or miss. So you have to use stairs.
- Packaged are kept in a locked room that only management has they key. Good luck getting packages when you want them.
-... Internet only works with certain routers (which management won't tell you) because the modem is centrally controlled by management.
- Units do not have exhaust vents above the stove, only a circulator fan which, depending on what you're cooking, will set off the Fire Alarm.
- Management rarely responds to emails, is unreliable, and seemingly inexperienced.
OVERALL: for the price of these units, there are way too many unfulfilled promises.
