Bare minimum standard of living
Pros: Big kitchen, fair sized rooms. Decent pool. Good area. Grounds are pretty (except for the dog poop people don't pick up), it's easy to reach management (cooperation is another story)
Model unit is NOT showing reality.
Cons: Old plumbing, old carpets in the unit and hall, no crown molding or threshold guards there's always nails popping up between the kitchen and living room stabbing your feet. When I called maintenance, they took a spackling tool and banged on them a few times then left.... Our tub was soft and mushy under the surface, like stepping on a tarp that's covering a pile of wet mud, and when we told the front office right after our move in inspection were told it would be replaced when it was time to update the unit. So basically not getting fixed before we moved out. This resulted in sitting water after each shower. AC units freeze and leak as they have not been replaced in over a decade or more. Baseboard heat leaks. The only well-kept playground is by the main office, the rest have rusty or broken equipment and always have empty liquor and beer bottles/cans strewn about. Packages are not safe as people steal them and the front office refuses to set up cameras in the main entryways. Parking is a nightmare after 5pm. Laundry rooms and appliances are dirty and there is always at least 1 machine or more out of order. If you have to go to the ground level laundry room, the drain is always backed up and leaves a puddle of filthy water from the washers, which are set to drain from open piped right into the drain in the middle of all the appliances. They do not fix these-they leave you the number for the vendor to call yourself. Seems like bad planning to let residents be in charge of community laundry service requests. The only 2 machines to load your laundry card (yes you need a special laundry card) are in buildings that are fully inaccessible by early evening. There is absolutely no sound absorption so you hear everything and everyone hears you. People constantly (maintenance included) prop the entry doors open and leave them like that, so controlled access is a joke - this is assuming the door locks on those doors are even working that day. The bedroom doors are a cheap wood that swells when it's humid out won't fully close in the summer. The only reason I gave 2 stars and not 1 are the pros I listed. Yes, the prices here are nice compared to others in the area, but still probably $100 or more a month over what it's worth to live here.
