Fantastic apartment manager
Rosemary is a great apartment manager who is always looking out for the residents of Water's Edge. When the lights in the parking lot went out she found a temporary fix so I wouldn't get freaked out at 4am trying to get to work. She is always trying to help out the residents with making to properly better like getting new doors.

I wish I could rate lower
First note, you'll probably notice my co-signer's/girlfriends apartment review is similar below. We've just had to deal with this for over a year now so it's ridiculous.
We moved out and have cats. My cats have never pee'd or defecated anywhere within that location other than the cat box. We even spent two days cleaning every bit of that place before we left, better than how we moved in.
However after we left they had someone come in and stated that they simply smelled cat pee so they ripped... up the carpet in every single room until they found a little water spot (where my cats drank some water and it probably spilled a little because they're cats, but left no smell, visible mark, or damage..) and at one point juice spilled, once again because cats walk around, however there was no damage, was cleaned up immediately, and no smell. By the way, one of the perks in bringing a pet in is that if there was any cause that they believe there was cat or dog urine, they would do a black light test. This was paid for with the pet deposit fee ($500). To quote the exact wording for the deposit "The onetime, non-refundable pet inspection fee paid upon move-in shall be applied to the cost of a professional ultra-violet light inspection done by the carpet cleaning company after move out". When I asked if they did the black light testing, they said no, and quote "the man said he smelled pee, so they just replaced everything", and when asked for copies of receipts for the black light testing she said "we don't keep receipts of that". I work in a medical company and you best believe that we keep receipts of everything, so what kind of company doesn't keep receipts especially when someone is moving out? So not only did we lose the entire deposit, but they want us to pay an additional $80.00 on top of the entire deposit taken out for the replacement of the carpet. Did I mention the water spot was in an approximate 1 foot by 1 foot from the pictures they had, yet they replaced the entire approximate 850 sq foot carpet for the entire apartment. So even though they broke contract and they know it, I cannot do anything except pay them.
Parking lots were never salted, or they salted once a month at the most, the concrete blocks at the top of parking spaces were often broken and just sitting in the middle of parking spaces, and the lots were never salted, fridge literally did not even work when I moved in or for multiple days after.

Sad to say it turned out to be horrible
At first these apartments seemed amazing. Decent prices, great view of the lake, pretty close to gurnee. However things went downhill over time. First of all the parking lot was barely plowed or salted in the winter. I would literally sal the parking lot myself so I could safely walk to my car. There was also issues with the snow plows ripping up curbs and pushing them around the parking lot. Smoking in the apartments was also another problem. Cigarette smoke would constantly come through our... vents and we lived on the third floor at the end of the building. Our apartment was also horribly dirty and damaged when we moved in. The one and half bath we had wasn’t even cleaned and there was black dirt everywhere in the shower. We also had to call maintenance in to fix our window screens, sliding door and our refrigerator since It wouldn’t run. We had all of our groceries in coolers for a week. The biggest problem I have is that they are charging us for replacing carpet after we moved out! We spent two days cleaning the apartment making sure it was spotless and perfect! We got a letter almost a month after we moved out Stating that they had to replace the carpet because of a stain the found on the underside of the carpet after tearing it up! There was no visible stain or damage in the fibers itself. If we ever spilled anything we would clean it up right away, which in this case was juice.The best part is they claim it to be urine from our cats. If it is indeed urine I would like proof of such before being charged 900 for the replacement recommended by your personal maintenance staff that did a horrible job fixing anything we asked them to while living there. Overall this place seems amazing at first and they suck you in just to take your money later. Don’t even bother cleaning your apartment on your move out Day. They’ll tear apart your carpet and deem it horrendously damaged based off of what’s underneath even if it is a stain from cranberry juice and not urine. Good luck to anyone who lives here. It’s definitely isn’t worth it. So glad we moved out and didn’t renew.

Well maintained, Beach Front Living. Pet Friendly. Affordable Rent for 1 or 2 bedroom apts. Managers friendly and on top of any maintenance matters. Gurnee Mills down the Road.
