Awful
First, the apartment they show me is greatly different from the apartment I rent. The apartment they show me has a dishwasher but my apartment doesn't have one and the kitchen is too small to install one between cabinets. They didn't tell me this before I sign the contract. A lot of things are much older than what they show me, like cabinets, doors. And they knew these things before. To me, they clearly were trying to keep some information from me.
Second, after I spent a large amount of time... to argue this, they agree to give me some discount otherwise I need to end the contract and move out in 2 weeks without penalty. I don't have a choice, 2 weeks are too short to look for a suitable apartment. However, after I agree to stay, they regret the discount they made at the first place with some tricky explanation. At first, they said the discount is aside from the student discount. However, when then send me the addendum, the discount is reduced and the student discount is missing from that.
Third, the repairing here are extremely slow. When I asked them to fix some small things, they told me I need to wait for several months and they can't guarantee a schedule.
I'm done with them.
Don't try anything with Regency.
