My daughter and I have been living here for 3 years now. There have been some changes with ownership and management but overall we have had an excellent experience! If we ever have a maintenance issue they come out quickly to take care of it. Parking can be a tad frustrating at times but that’s now the complex’s fault. We love the dog park area for our dog Jasper. Location is awesome. I hate they don’t have washer and dryer hookups in the apartment. But I would definitely recommend!

This place is absolutely awful! The apartments are very old with out of date appliances. The apartment I was in did not look like the model I was shown at all. Carpet smelt awful when I moved in. My dishwasher was broken till a week before I moved out. The neighbor next to me constantly was drunk and hollering outside in the middle of the night. Noticed CPS at his house multiple times. Watched him spit in his sons face while I was letting my dog out. The apartments do not have lights in the... bedrooms which is very weird. My fridge door was broken and never fixed. Multiple managers / maintenance came and went in the half of a year I was there. It was my very first apartment I ever had and it was absolutely awful. Was evicted and randomly got charged nearly $6,000. I’m not even going to comment on the bug infestation. It was embarrassing to even claim this place as my “home”. They never followed through with anything they said they were going to do. Hot water rarely ever worked. Half the cupboards were painted shut. Stains all over the carpet. All the rooms smelt like smoke and mold. This place needs to be completely gutted and rebuilt. It’s a shame they get away with stealing so much money from people. VICINA/ VALORE AT PINE HILLS IS DISGUSTING!!!!!!! They charge for pest control but I never had anyone spray inside or outside of my apartment not even once. They claimed they did but they lied. I had a ring camera on my door that would show me people coming in and out but they still lied and claimed to spray. They advertise a gym that is non functioning. This place is a pathetic joke.

My daughter's lease is up mid-month, yet they are charging for the full month. We have both been calling both Valore and Vicinia (property managers) for two weeks with no response. She has had the same issue over the past year with reaching someone for questions, maintenance, etc. If you expect good customer service, do not lease from this company!

The lady in the office screams at the tenants about having to do her job, but also refuses to help and just states she’s new and doesn’t have everything. We have been dealing with roaches coming from the walls (where the pipes are connected to downstairs neighbors) for four months, they wouldn’t fix or replace our dishwasher for six months, and we have mold in our vents. When we address anything with them they state to put in a work order (already done) and they get it it. I have lived here for... two years and the new owners don’t assist you at all with your apartment. My lease is up at the end of March and they never sent me a lease renewal offer. When I asked about it she said they’re increasing rent by $50, then she change it and said $80. Now this morning I got an email saying it’s an additional $330 per month. We have received no renovations, dealing with roaches, no dishwasher for 6 months, no internet for 2 months, mold in our vents for 2 months, and they keep turning the water on and off to mess with the pipes. They have excuses for everything and don’t help their tenants. When I went down there today about the $330 increase in rent she told me she couldn’t talk to me and they she was going to call the police. She didn’t want me in the office talking about the roaches because it’s only affecting certain building. It’s 14 days until our lease is up and they won’t give us a lease to renew just because I told her I didn’t understand how they got their numbers and that I did not have a lease to renew. I’m 23, a full time college student, full time worker, and take care of my 14 year old brother. They don’t care about you and they will push you off anytime you need anything. If you read anything about this place, please don’t give them any money and get out while you can.

With the winter weather, our building had frozen pipes that busted. Maintenance jumped into action to get it taken care of. Management kept us informed while the water was off for a couple of days due to area plumbers being completely booked due to broken pipes all over the city. Needless to say they got it taken care of quickly! Thank you Pine Hills for the quick response!
