has potential to be so much better, and used to be

To show their appreciation for you as a resident, they anually raise rent but don’t seem to reinvest that into the property—at least not this one. Here are some examples of what you should know.

The doors on each of the 12th street entrances either slam shut or don’t close at all, leaving the possibility for anyone from a nearby halfway house to come inside, lay down on the floor, and take their last breath with a needle hanging out of their arm.

properly in a long time. Probably more concerning to some than the aforementioned 12th street doors, there are places to hide if anyone gets in.

My brother and I were walking to the convenience store on North Delaware when someone started to pull a gun and rob us. Luckily, my brother, being a police officer, noticed this person trying to hide behind a tree and stopped it before it happened.

Hot water has been a big problem since I moved in 2 years ago. Sometimes there is no water. They turn it off for maintenance or emegencies and notify residents by email that it is going to happen. I don't check email before taking a shower.

I had no air conditioning for about 4 weeks in 2022.

I discovered within the last two weeks that my neighbor pays a $1.95 convenience fee (or something like that) to pay rent online each month. When I pay rent online my convenience fee has been mid closer to $30.

I’m fill in the blank tired of reporting stuff that 1) property management has or should have already observed and corrected like the aforementioned doors, like that laundry clothes dryer vent that laid on the sidewalk for a week plus and 2) when there is a frequent problem like the clothes washer being offline, residents shouldn’t have to be the ones to constantly report it.

Hardwood floors in the units won't look like the ones in the model home or hallways. Mine are worn to the bare wood. I said something one time about it. The response was that they like to keep older buildings looking old. If that was the case, the floors in the model apartment and the hallway wouldn’t look as though recently refinished.

With such a large market share of rental housing, I wonder how responsible they are for why Indianapolis had the highest rate of rent increase of any city in the entire country recently, per a local NBC affiliate February 2023 news article. You will hear them say market rate over and over. Pay increases aren’t keeping up with inflation. Neither is their quality.
