Herron Property Management bought the property and allowed it to deteriorate
I've lived at this property for a few years now. The former management was fabulous. Herron Property Management bought the property May 2021. There is no management on site, and HPM does not visit the property regularly. Since their purchase these are the changes I have noticed at the property:
- Trash accumulates all over the grounds including in and around the dumpsters. Because the bins are never emptied, trash blows everywhere.
- One month HPM forgot to pay Waste Management to have the... dumpsters emptied (this information came from a former property manager).
- High turn over for property managers (there have been 4 over the year).
- They do not return phone calls or emails.
- Maintenance requests sit open for months or are closed without resolution. I've had two request closed without fixing the issues.
- Safety has become a concern (see the next few points).
- For several months the key fobs to the "secure" building were not working. To allow residents access to the building, the doors were not locked.
- They allow self guided tours so despite it being a “secure” building, anyone can enter by using the QR code.
- Consequently, several bikes were stolen from inside the “secure” building. Some bikes had been locked up for years under the old property management company with no issue.
- Parking lot lights did not work because a contractor turned them off. It took several months of calling consistently for them to fix the safety concern of a completely unlit parking lot at night (in downtown Indy).
- Vagrants and homeless people consistently troll the parking lot (not a problem before).
- The first floor of building 1430 smells awful and gets worse everyday because the inside of the building is not cleaned regularly. Previously, under the old management, the building was cleaned weekly.
- The walls have visible filth and dirty all over them.
- The stairs are sticky from leaky trash and currently have a trail of cat litter all over them (again, rarely cleaned).
- Poster board “prints” were placed on the walls using velcro commands strips. Most fell down over the course of the day and laid broken and bent in the hallway for weeks before another tenant picked them all up.
- They piled up several stackable washer and dryers in the hallway blocking access to the back exit (yes, MAJOR safety concern). They were there for several weeks before the hallway was cleared
- Lightbulbs go out in the stairwell regularly, and are not replaced for several weeks/months.
