I read a few reviews before moving here, I saw a couple of them stating that there’s random gunshots. I’ve been here for almost 3 weeks & so far I’ve heard random gunshots twice, I have one on audio recording from my camera. I asked the front office about the gunshots before I moved in but they said it wasn’t an issue. Lots of kids running around but they don’t usually cause trouble, landscape is maintained well, very loud vehicles and loud stereo’s blaring, you can hear people’s conversations... in the hallways of the complexes, & the trash gets filled up extremely quickly. Office staff is never there but they are pretty helpful when they are there. I don’t see too much of an issue with living here but I think it’s a personal preference, I’ve seen lots of things. I’d give it an average rating, it’s not too terrible.

Do not recommend

I lived here since 2016 and i can say it’s gotten relatively worse. Constant gunshot sounds, people have been shot/murdered and the police are always here. Office staff never mentions anything.

On top of crime, Exterior is not kept up well, can hear raccoons walking in the roof in the hallways. I recently seen one crawling in an opening on the roof in the daytime. Geese are everywhere and so is their poop.

It has potential to be a good place because of the proximity to downtown/broad ripple.

Random gun shots

I lived here for 2 years. My 1st year here was very pleasant. My second year here not so much, random gun shots happen pretty often. I no longer feel safe. If you move here ask about that. Ask your leasing office about gun fire before signing a lease.

Look elsewhere if you can

I moved to the area and had to rent sight unseen; they worked with me pretty well in my whirlwind move. You have to pay everything with money order before you move in, then you can pay with personal check. Kind've a hassle, but not a huge deal. I moved in, then things started to go downhill.
Pros:
-Affordable
-Water/trash included in rent
-Huge bedrooms and closets
-Walls are painted with color (not white!)
-The front office will sign for packages (there's a lot of package stealing here)
-Lots...
of trees on the property
Cons:
-Kitchen and bathrooms are very small
-Very old fixtures and appliances, some of which aren't kept up well
-Had a problem with my water heater (hot would turn cold every so often; maintenance just turned up the heat which didn't work)
-Walls/ceiling are super thin--I had to wear earplugs because of people walking and laughing upstairs. I could hear someone talking in the apartment across the hallway--two doors away!
-Not the greatest location. Gunshots, drugs.
-No sidewalks to the complex, so you have to drive everywhere
-Can't get food delivery here (poor location!)
-THIS PROPERTY IS NOT SMOKE FREE. This site says it is, it is not. Plus, the air vents are connected throughout the building, so if one person smokes, it gets pumped throughout the building. Plus, the entry ways are indoor, and people smoke in the hallways. I had a poor closing door and smoke, cigarette and pot, just flowed into my living room. I ended up using my patio door as my main entrance and taped off the front door to limit the smoke filtering into the apartment.
-Leasing office staff are kind, but they are hardly ever there. I estimate that 75% of the times I went to the office I had to return because they weren't in the office, and 1) didn't come back at the time stated on the door and 2) many times for several hours. There are three people in the office M-F; one person should be in the office at all times. I talked with several residents who also complained about this.

Ended up breaking my lease because I didn't feel safe and my upstairs neighbor wasn't courteous. They left trash on their patio that leaked onto mine and dumped a pot of water/kitchen grease on their patio (super smelly). They weren't responding to calls from the front office and the front office didn't do much more. The grease spot was still on the porch (even though I requested it be cleaned) when I moved out, 2 1/2 months after it appeared.

Summary: if you can afford it, look elsewhere.
