Interior lay-out: As you go into the main entry door (front of house), you will be standing in a small entry area, directly in front of you is a set of stairs that go upstairs to two bedrooms and the bathroom (tub/shower) —as you still stand in the small entry area, to your right is the living room. Off this living room is the 3rd bedroom and the eat-in kitchen. As you walk through the living room, and the kitchen, you will enter a small utility room containing the washer/dryer. and the door out to the deck and off street parking.
Nonsmoking units
Application fee is $60, upon approval $40 goes towards your deposit!
Tenants pay utilities.
Security deposit is equal to a month's rent.
Spayed/Neutered Cats and Dogs are welcome with pet rent and pet deposit. (All dogs must be crated when tenant is not home) (Dogs are subject to weight restrictions)
Showings are by appointment only. M-F, 10 AM - 7 PM. We do not show Saturday and Sunday. The house, licensed by the city, is locally owned and managed by the Schneider family (serving Lawrence tenants for 37+ years).
Financial Requirement: Each applicant must prove they have 4x's the entire rent (for the unit) in permanent income, or applicant must have a Guarantor, who lives in the continental United States, and owns real estate in the continental United States. We must be able to verify that the Guarantor owns the property through the county where the real estate is located. All applicants must qualify on their own/ independent of co-applicants (no applicant may share a Guarantor). All applicants must have at least 3 years of consecutive rental history otherwise the applicant is required to have a Guarantor.
