Corporate Greed over Fairness
Corporate Greed and unfair practices is the lasting impression we have of this apartment community. From the on-site manager to the Regional Manager at their Corporate Office, they ignored reasonable points of contention that were brought up, and refused to acknowledge their OWN mistakes. I will not recommend these apartments as they place profits over student clients. ??My son and his 3 friends moved into these apartments in January 2021, as their nearby college was not fully opened up for... housing. I co-signed as all were just starting out and did not have a qualifying income on their own. Because the occupancy at 100 Memorial was low due to Covid-19, they were given a move-in special offer with over a $1,100 discount in total. They all agreed to the terms, which included their intended move-out date. They provided a security deposit to lock in the offer and terms. They then received an email confirmation from the on-site management. After we made calls to order rental furniture, utilities, and renter's insurance, 100 Memorial Apartments then rescinded the move-in offer taking the discount away. The explanation was that the length of lease that was agreed upon did not qualify for the move-in special. The four room-mates were too far along in the process and had already stopped looking for other apartments, and therefore felt they had to accept this or lose their deposit.
The four room-mates had a short lease (slightly over 90 days) and believed that at the time of move-in that the on-site management understood their intended move-out date which was the last day of the lease. The management sent the boys a reminder notice that a 30-day notice to vacate was required, however they never sent me a copy. I am the one who was financially "on the hook", however I wasn't given the same notices as the boys were. The management charged the room-mates a pretty substantial "insufficient notice penalty" of more than $1,000 dollars. Had I been sent the reminder notice, I would certainly have made sure the notice to vacate was submitted on time.
I tried to work out a resolution with both the on-site manager and Regional Manager via email, however both were not understanding nor receptive to a compromise.

Thank you for your feedback as management takes all feedback about the community seriously. While we understand your frustration, we are required by Federal Fair Housing Laws to treat all equally and fairly. Bending the rules would violate these laws... . We believe it should be of comfort that 100 Memorial Drive Apartments adheres to this professionalism. As always, we would love to set up a meeting with you to discuss any further thoughts.
