Just an average/ok apartment complex. Getting too pricey.
Have been living in Avalon Natick for two years now. Great commuting location next to Ma Pike and Route 9/30. Management has been responsive to any issues we have had and fixed stuff quickly to the extent they could. Decided to leave at the end of our lease when they gave us a 50% rent increase proposal. Their proposal is actually hundreds per month more than the new lease rates on this site. Strange.
The construction is typical for what you would find in an Avalon apartment this old. This... is the 3rd one I have lived in. The building is not new and it shows in the units. HVAC and sound proofing are the two biggest issues. The HVAC compressor in each unit is next to the television cable hook up. The compressor is so loud when running the A/C or heat, that you have to turn the volume on the TV up every time it kicks on, and adjust when it goes off. Very loud when trying to sleep. I went to Home Depot and added some felt between the wall and the metal vents to soften some of the noise.
The other noise issue is the proximity to Home Depot and other commercial buildings. The noise is constant. Trucks in and out. They use leaf blowers to clean the parking lot. There is also a lot of highway noise from Speen St and the MA Pike if you like to sleep with the windows open. Noise between units can be a nuisance also. But that is apartment living.
In the last year they have been doing some renovations like painting and carpeting. Not sure who picked the color schemes but the colors are the most drab selection I have ever had in an apartment. Wish they had retained the old colors which were lighter and brighter.
With the price increases Avalon Natick is out of balance with other options. Some people rave about the gym and the pool. In my experience the amenities are pretty standard and the amenities here are about average.
My conclusion is the place is OK which the guide assigns as a "2 Star" rating.
