Worst infrastructure and management

If I could give this place zero stars, I would. I have not even lived here for a year, and have had the following issues:

1. When I signed the lease, I heard nothing else from management and had to hound them for any information before my move in day. It took several weeks to get a mail key and parking garage pass (which is $250/month by the way). I could not even get the door code to my apartment until a day before my move in, and would not have gotten it if I didn't reach out to the realtor...

2. Window shades were not installed when I moved in, they were just leaning against the wall. Also, there is no way to get fresh air in the apartments because you cannot open windows.
3. The laminate floor started to peel within months of living there. Now, entire panels are missing and I have cut my feet walking in my apartment.
4. The AC is constantly broken or not working correctly. Summer is unbearably hot because temperature is consistently around 5 degrees hotter than the set point. I cannot get my apartment below 75 degrees.
5. Theft is an issue. They drop packages in a room which is oftentimes unlocked. My packages have been stolen on more than one occasion.
6. There is a gym, but it is not functional and there are no signs that it will be fixed anytime soon.
7. Maintenance and management in general will ignore you. I have never been able to get a response in a timely manner. Things are not fixed in a timely manner. The parking garage was flooded with sewage water for weeks before anything was done.
8. There are homeless people everywhere and you can't walk to the Streets market 700 ft away without being harassed.

Overall, terrible infrastructure, but the abysmal customer service and management is what really makes this place unlivable.

Downtown luxury

The building was renovated in 2013, which means everything inside the individual units is sparkling and pristine. Granite counter tops, stainless steel appliances, and ample space. Huge windows overlooking the city are a major plus. That said, it's an old building, and you've got to be vigilant about insects! There are a lot of dogs and cats, so common areas are worn down and dirtied quickly. And there's no concierge or other building oversight. It's in a rough part of downtown, by the library... and a few blocks over from Lexington Market, so if safety is a concern, I'd beware. The rent is much steeper than other buildings in comparable neighborhoods (around $1350 a month -- just rent -- for a studio). In essence: I love my apartment when i come home after work and I'm actually in it. But would I choose it again, knowing what I do now? Probably not.
