Property is poorly made. Management over values the property in thinking students would want to like 20+ min unreliable shuttle ride from campus. General managers promise, then turn over, so nothing is followed through and always excused as something the past manager did. Once I moved in, the apartments are great. Renewed for next year and am loving all the amenities.

I couldn't move into my apartment until over 2 months after my lease start date. During this time period, they continuously lied to me about when my unit would be ready in order to prevent me from terminating the lease. Their reviews are so bad on other sites they practically have nothing left to lose, so expect the worst service on all aspects as they cut corners to save money. My son signed a lease with The One Ann Arbor in November 2020 ... 272 days before his scheduled move-in date. For 267 days he received absolutely no indication that his move-in would be delayed. 5 days before move-in he was told that the apartment was't ready and that his move-in would be delayed by 2 weeks ... then 3 weeks ... then over a month ...and counting. There is no way the company did not know this was going to be a problem long before August 19. They simply chose not to notify the... residents until the last minute because they knew it would be next to impossible for them to find alternate housing in an already crowded Ann Arbor housing market.

Since the delay was announced, the management of the entire situation has been disgraceful. Poor communication, lack of transparency on construction progress/issues, putting residents up in hotels 45-60 minutes outside of campus (or not finding hotels for them at all) and now the company is trying to get out of paying the incentives they promised for displacing the students and are denying some students the ability to terminate the lease (even though they are still sitting in hotel rooms with no permanent residence 6 weeks into the school year). Failure to let tenants know about construction delays has left hundreds of U-M students homeless for the upcoming semester. The move-in date continues to be pushed back at the last minute all while promised incentives (such as money to help compensate us for the costs we’ve incurred finding housing, transportation, and food) have failed to be delivered. Leasing office repeatedly gives out false information.
