Love this Place

I would 100% keep living here if i could afford it. The staff is super friendly. Maintenance takes a bit to get to you but other than that it’s super nice. They have a walking trail around the pond and fun events and food trucks. I would recommend anyone to live here.

Don't live here

I moved into the newly constructed luxury apartments on November 1st. From the day I moved in, I had issues with sound (I can hear my neighbors on all sides clear as day), a leak in my garage from the floor drain not being installed properly (this happened in January and it is now March 6th - work still isn't completed and they left a mess in my garage), and not being able to install my wireless properly because the construction workers dry-walled over the cable box.

In January, I also had...
to deal with my bank account being broken into and drained of checking/savings. I contacted the management office, as I had just submitted January rent to see if there was anything they could do to hold the payment. They responded back and stated "we can't stop the payment once submitted, but if it bounces, we'll charge you an extra $50 for a returned check fee." Terrible customer service and completely unsympathetic. I get they've probably heard every excuse in the book as to why someone hasn't paid rent, but I have always paid on time with no problem.

It has been a nightmare dealing with the issues the past several months...especially for how much you pay to live here. In January, I was offered the option of breaking my lease early without having to pay an early termination fee. I turned in my notice last week (gave them the requested 60-days), and they responded back stating I was no longer eligible, I was supposed to provide notice within one week of the email conversation (doesn't state that anywhere in their emails to me), and are now attempting to charge me $2550.

I have spent approximately $745 in lost work time, noise machines, having to relocate for one week while the construction team worked on my apartment due to the noise issues, etc; they don't seem to care.

Just don't bother. The team acts like they care - until you have issues. The management staff lacks professionalism - timely follow up on questions, calls or emails is terrible - unless they're trying to screw you over; they don't seem to speak for themselves much when it's a mistake they've made - they get their corporate office involved who are just as insensitive. Just awful and I regret living here.

Horrible

I've lived here for two years and their maintenance department and management are absolutely horrendous. I had to call three times and it took three weeks for them to repair a broken drawer in my kitchen, and their management is just as bad. I've had several issues with the management, and they have increased their prices by $200 in two years, so expect more. They have recently built luxury condos behind the apartments and are in the process of making over their front office into a luxurious... space, all while handing down the costs to the renters of Aspen Lakes, all while not changing a thing to the regular apartments. Expect more and more increases as they trickle down the costs of their investments for luxury, high cost condos and their own little pad up front. DO NOT MOVE HERE.

Shady Paperwork/Terrible Building/Terrible Maintenance

In regards to Aspen Lakes Apartments in Grand Rapids Michigan!

I wrote almost 4,000 characters in my first attempt at a review. So I have to sum up everything in a list. Keep in mind the we are in an "Upgraded" 2 Bed/1 Bath unit.

1. Mold in the "Upgraded" Cabinets. Most likely due to being uncoated, untreated wood, and precious tenants putting wet dishes in the cupboards.
2. Dryer venting into the house, smells like burnt hair, maintenance comes and says "its just some hair burning off"...
and leaves. Check the dryer myself, dryer was not connected to outside vent, dead bird stuck in the vent.
3. Poorly renovated. Bubbles and dents in vinyl floor. Nails sticking out where vinyl and carpet meet. Carpet easily pulls up where vinyl and carpet meet. Unpatched wall pieces.
4. Air conditioning cannot cool the apartment. Even at 75 degrees outside the air conditioning wouldn't cool past 78 degrees. Wasted $300 a month for 3 months to figure it out.
5. Dishwasher wont dry dishes even after 3 dry cycles.
6. The balcony is in terrible condition. Nails are sticking out everywhere. If I stumbled and fell into the railing it would fall off.
7. Smells like dust because they only replace the air filter every 6 months after venting air inside directly from the outside.
8. Dont mention anything about how a month to month lease ends in their original lease, then expect you to sign a paper after your lease saying that you agree to their month to month lease policy.
9. Building new units but cant maintain their current units.
10. Garbage disposal broke 3 times.
11. Random fire alarm tests. No prior alerts.

I could go on and on. Avoid this place.

These people dont care about you, your situation, or how you live. They just want your money. If you are a day late on your payment they charge 10% of your rent no exceptions. They are even willing to work with you because, "thats not how our system works".

Terrible place to live

I moved into this apartment about 4 years ago. About 1 1/2 to 2 years ago they changed management companies. My rent has increased nearly 200-300 dollars in that 1-2 year time. They also stopped providing many services they used to. Ive asked them multiple times to remove my deceased pet from my lease fees but it's been a year and no changes. I can honestly go on and on, but the bottom line is that all they care about it charging you more fees everywhere they can.
