What you pay for

Moved in and apartment was not cleaned, food crumbs, toilets filthy, paint literally everywhere on everything. Slowly getting things cleaned and where they should of been upon move in. Had to sweep up piles of black and mild tips, prior tenant must have just chain smoked these things by the amount that we have found and burn marks and the smell. If you are wondering why these are cheaper than other apartments just know there is a reason!

Management needs customer service training.

I vent to tour of a apartment recently, person who take me there acted like i was wasting her life or something and had a "hurry up or i am gonna slap you " look on her face the hole time.When i ask questions she answered me with a attitude. Very unwelcoming people, i wouldn't even stay there for free if they offer, because if i had any problem with my apartment i wouldn't feel comfortable talking to management. OK place , no people skills on management personal.

Keep looking!!

I've lived in a lot of rental properties and The Hill and surrounding complexes are NOT well managed. The staff sent out a notice that BBQ grills were no longer allowed due to insurance purposes and if not removed by a specific date, they would be confiscated. This date came and went and there are numerous grills still in place.

If you have a pet, you are supposed to pick up their poop. I always carry bags when walking my dogs so I can clean up after them. Despite the number of signs...
throughout the property reminding people to pick up after their pets, there are MASSIVE piles of dog crap everywhere. When I complained about this, I was told to find out who the dog belonged to and which unit they live in. Sorry, I'm not on payroll and am not going to look like a stalker trying to find out where these violators live.

Management doesn't enforce their own policies!

The buildings and windows are not well insulated. The utility bills in summer and winter are high and you're still hot or cold. The lawn care company does a terrible job of mowing and apparently don't make a final visit after the leaves are done falling. Every time I open the door on a windy day, leaves blow in!

Additionally, there are a lot of students that live in the area. They drive fast while using their cell phones, throw a lot of trash on the ground, have parties and the occasional full out brawl. The neighborhood is poorly lit and I don't feel safe walking my dogs at night. I've reported street lights being out but they're never repaired. The motion sensor lights on most of the garages are not operational.

Based on the other reviews I've read, I'm waiting to see if I get my deposit back at move out...doesn't look promising. Do yourself a favor and keep looking! Bonus tip...the new buildings are the same exact floor plan as the older ones, you just pay about $300/month more in rent.

Firstly I would like to thank you for taking time to advise of your stay at Brandon Woods. It is only through feedback that we are able to maintain and indeed, where necessary, improve. I was disappointed to hear that this has been your experience. I... apologize and hope that you will come to speak with someone in the office regarding these issues.
Second, it is true that we ask that if residents see another resident not picking up after their dog to let us know. We are a community after all and the residents are our best eyes and ears to what is going on when the office is closed. We aren't asking anyone to go out of their way and stalk anyone but just be aware of your surroundings and let us know if you see something.
As for the BBQ grills, we do random checks on these and yes we do send out emails letting residents know that it is against the lease and must be removed. However, there are cases that residents put them away and out of sight after receiving the email and then later bring them back out. Very frustrating. The grills have always been against the terms of the lease.
I do want to point out that the new buildings aren't the same floor plan and are actually 3 bed 3 bath (not 2 bath). They are also new and weren't built in 1997, as Brandon Woods was. That and many other things, such as finishes and the building materials used are what account for the high price. We like to think we have something for everyone as far as price range and we strive to make our units as affordable as possible for students and families alike.
I had the maintenance staff do a drive around the property and we did find 2 bulbs out, they have been instructed to get these replaced as soon as possible. Thanks for bringing this to our attention.

Wouldn’t recommend

Lots of issues with maintence. Air conditioning constantly goes out in the summer. They took our window unit without warning. Had a leaking sink that caused water damage. Salt isn’t put down when there is ice on the ground...I could go on.

Not what they seem....

I was really excited to live here, but I was unfortunately very disappointed.

Management is sub par at best. Often rude, and lost two of my rent checks in the same month from their night deposit box. The "free internet" is OK most of the time for basic use during school breaks, but school starts again, then forget about using it at all. There are about 8 units total that actually have a view of the lake (and that is out of a small window in one bedroom). They NEVER removed snow/ice from...
the parking lot while I lived there and only blew snow off the sidewalks once. On the upstairs units the dryer vents exhaust right at the top of the stairs, creating a wet spot that freezes in winter and is very slick. I only had one option for a TV/internet provider which was Mediacom. My unit did not have a fireplace (not sure any do). Don't get hopeful about the "fitness center", it has been a pile of gravel for almost a year now and there has not been any more work done for it. Carpets are cheap and stain very very easily, sock feet create stains somehow. Paint is the same way--you barely touch it and boom stain/scuff, cleaning those are a challenge. They will estimate utilities at $100/month, but they will always be closer to 150-200 for me. I lived there alone and had heat set around 65 and a/c set about 75. Winter bills were almost always about $200; the only time I had bills under $100 was the four months I was tied in the lease but was no longer living there with HVAC unit shut off. Plus my a/c unit froze up 5 times in the course of 6 weeks when I started it up the first time in the spring, "they fixed it" every time but it kept happening. No double vanity in my unit and the connected master bath was smaller than the "guest" bath. I wouldn't be calling these "new units" when they are almost 15 years old. Be prepared for a lengthy list of move out items...basically you're supposed to do their job and have the place spotless (carpet cleaning, paint, tearing apart the stove to clean, etc); even renting from individuals in the past, I never had to deal with this much. They also conveniently sent this list to me 10 days before my move out date. When I was forced to renew my lease I was told my rent HAD to be increased by $50 because that was just the way it was as I had supposedly rented on a special and was no where near the "normal amount." Next week I found the same 2b/2b apartment as mine listed for the price my rent had previously been...
