I lived in this apartment from September to August last year, and it was a terrible experience. The management only cares about money and ignores resident concerns. Despite submitting multiple maintenance requests through their portal, responses were rare, and even emergency calls were delayed by 2-3 days. The elevator was often out of service for days, making it especially difficult for those living on higher floors. There's much more I could say about the mismanagement, but this should be... enough for anyone who is considering to move in this "Parkway Apartment". The only positives were its proximity to WashU and the relatively low rent.

Trash apartment!!!!!!!
Please don't come and rent their apartments!!! The new management team is a trash!!!! There are several reasons:
1. I smelled a very strong smell of gas when I moved in, and the first time I came to the house for maintenance and they said it was normal, but the second time I came to admit that there was indeed a gas smell, which made me stay in the room full of gas for a few days. 2. There are two elevators in the apartment, but one of them is not used all the time, and the other one breaks... down once every several days, and it takes a long time to be repaired every time. 3. I had depression during the year I lived in the apartment, so my sleeping time was very irregular, and I always stay up very late. The apartment would come to collect the garbage every morning at 8:00 a.m., accompanied by the sound of very loud trolleys. I tried to discuss this with the management, but they didn't care, it sounds like an alarm clock would wake me up every day. I said I was previously in a studio due to you guys, but now I need help to switch to a 1b1b room that may alleviate my symptoms, and they informed me that I need to pay an extra year of rent to do so. 4. The air conditioner was so noisy, like an engine sound, that you definitely couldn't sleep with it on. 5. You also can't control the heating in the room in winter, I would get hot and sweaty even when I was wearing only a pair of underwear indoors. 6. Before the lease period started, I agreed with the apartment that the lease period would end on May 16 of the following year, but when I signed the contract it showed that it would end on May 31, and I asked the apartment by email about this, and the apartment told me to sign the contract first, and that the exact date could be changed later. Finally I contacted them several times and they ignored me and made me pay for an extra half month of the room. I have evidence of all the emails and messages I exchanged, and the apartment owner is already suspected of fraud. 7. They used various reasons to withhold my deposit, I know I did leave some personal items in the apartment and some places were dirty, and I agreed to pay for it, but when I asked for a list of receipts, they chose not to respond to me. I have a problem with this as well, and I won't look at it as a drawback for now, but it makes me uncomfortable that they withhold my deposit for no apparent reasons or a list.
To sum up, don't come to rent their apartment !!!!!

Poor Management and Prices
I just moved out of the Parkway, having lived there for the past year. I liked the building very much under its old ownership, but the building was sold to new owners in April. The new management is called Land and Apartments, who describe themselves as an “investment firm focused on real estate private equity.” They raised rent for me by 21%, and prices are even higher for new tenants. Aside from this being a massive price increase, the new prices are very high when considering the building has... no amenities other than the apartment you live in. Additionally, communication with the management is very difficult. No manager can be reached by a direct phone number, even though there are many people on staff. I was informed by one employee that this is a deliberate choice on the part of management because “otherwise they would have to answer the phone all the time.” Residents are forced to leave voicemails or emails, and these often go unanswered for days. When I saw some employees in person, a few were helpful, but several others were dismissive of my concerns about various maintenance or communication issues when I brought them up. The new management is also renovating the building, taking out much of the old character of the 1930s-era former hotel.
All in all, I would characterize the Parkway as a decent building with poor management and poor prices. I would highly encourage anyone considering living here to search elsewhere.

Excellent all-around
I lived here for two years and loved it. I've lived in the CWE for quite some time, and this was my favorite apartment. Ideally located (and rather quiet for being right next to Barnes-Jewish Hospital), safe, no surprises, just really nice all-around. The staff are kind, the management is good, etc. Couldn't really ask for anything else. Quick walk to Whole Foods. If you work at BJH, you should definitely consider this location. Or even if you don't, I'd recommend it either way!

Money Hungry
The company that owns this apartment, Real Property Associates Inc., sold one of their buildings and kept all pet deposits. They did not transfer the deposits to the new management as part of the sale.They then tried to call the deposit a fee to make it seem like they can't return it. The paperwork they gave me when I moved in calls it a deposit. They also lied and told me new management had the deposits. I called the new management team and they don't. When I advised Real Property Associates... Inc. of this, they stopped claiming new management had them but still refused to return the deposit. I agreed to pay the deposit in order for it "to be used for deodorizing and cleaning of existing carpets" per the paper I signed. They will not be cleaning the carpets before the apartments are torn down so they will not be using the money in the way the contract allows for.
This company is only out to get as much money from you as possible.
The worst part of this is that I called in August when I saw that the apartment could be sold. I was thinking about getting a cat and I asked how soon this sale could happen as I would not buy a cat if I didn't have at least another year here. They stated it was so early in the process it could be years before it is sold. However, all of our leases end in June so they must have been planning for the sale at the time I called and still let me pay 150 for carpets they won't be cleaning.
They have changed the deposit to a fee and have doubled the cost of it. They are out for money, do not give it to them.
