Current resident.
Positives: The apartments themselves are nice, as is the pool and the gym. Two stars for this.
Negatives: The type of place that only cares about funneling in new tenants and takes no effort to maintain the actual apartment complex. You can't walk ten feet without seeing garbage somewhere. The trash site looks like a toxic dump on a weekly basis that you get the pleasure of smelling if you happen to live in one of the nearby buildings. Very curious what my monthly trash fees... are getting put towards. In the past month, I've gotten multiple emails about social events around the complex but not one email about the health hazard that the trash site has become.
During the summer, the pool constantly had leaves and other things floating in it, not to mention overflowing trash cans and litter everywhere.
Ant hills throughout the complex as well. Hopefully you're not allergic.
The package room that I had to pay a fee to be able to use was broken into and now no longer available. What's the point in having security camera if you're not going to use them?
This apartment needs to hire a dedicated worker(s) to maintain the cleanliness of the complex instead of pushing that on their probably over-worked and under-paid maintenance experts.
Can confirm the other negative reviews about the rudeness of the front office.

Hey Eric, thank you for sharing your thoughts. We apologize for any less unsightly visit you may have had at the compactor. Please note that our Maintenance team does come out on both Saturday and Sunday to run the compactor and discard trash that... may been seen beyond the ramp and area. I am sure after or before these times trash can be seen and appears like a dump. We are installing solar lights this week around the compactor in hopes people would not just leave or dump trash at the bottom of the ramp. However, we believe there are non-residents dropping their trash in our compactor as they may not want to pay an additional fee at the land field. Please call 311 or 911 if you see this ever happening. We would love to have staff around the clock but unfortunately that is not reality.
Yes the pool occasionally has leaves due to the tree line on our neighboring property line. I guess you can say we love the trees for the shade it provides during the hot summer days but would love to find a solution on our windy days to prevent the leaves from going into the pool. Since we have purchased a new small robot that we place in the bottom of the pool to maintain the leaves. Please let us know if you have any suggestions. We are more than happy to see if we can accommodate. Additionally, the trash cans are emptied once in the morning and should it overflow during work hours staff will re-emptied cans.
We are hoping the package room will be available on this Friday. We order an additional strike plate to help! Cameras were on and incident report was made by the police. Unfortunately, that night we were not the only apartment community affective by this loss. We will send out a community email and let you know once it is re-open. The property is fine, but at a cost. And no, not just the bloated rental market rates.
Their parking is extremely limited. You are allowed ONE (paid) parking permit per resident that allows for guest parking beside the main office. The leasing office, who is rather cold and condescending, confirmed that any additional visitors would be towed.
So if you, like most people, have friends and family who visit from time to time, you may want to look elsewhere. Find a place a bit more hospitable.

Hey John, we are apologized you feel this way. Each resident gets a parking pass and one guess pass. We do have temporary guess passes in the office for short visits for times you have more than one guess available. Please stop by and see me or one... of my leasing professionals. Additionally, please understand that Lemmond is at its highest occupancy now. Therefore, more residential parking is priority. We want to make sure residents can park in front of their building when they arrive home. The best way to ensure residents can park is to make sure additional guest after 6 pm parks in front of the clubhouse. We love for you to share your space with family and friends, but keep in mind residents should have priority parking. I know we can not meet every demand, but our number one focus is our residents. Please let me know if I can further assist you in any way. Don’t forget to use the temporary parking passes next time.

Lemmond Farm is a great community. With a rich history, nestled in the northern part of Mint Hill area makes for fun living experience.

They hold your deposit. I moved out two months ago and they claim to have mailed deposit but I have not received. Many car break ins! Rental agency (Bell partners) so unprofessional and ignore all complaaints
