Everything is fine till you decide to move out
Good apartments , maintained well , secure , leasing office is reasonable but if you came across any urgency and have to move out , get ready with $6k-8k payment (2 months rent base on your lease for break ) and then 1 month of notice (rent) , if you have kids and even a patch is found on carpet , 40-50% of your deposits will be used for replacement, so with these conditions you can move in or sign time based lease , indeed expensive but these are luxury appnts , they also take $500-$550 yearly... for maintenance (non refundable) does not matter you use amenities or not.

We do charge a penalty for breaking your lease early (this is common in the industry) and we withhold a portion of the security deposit to... cover carpet replacement costs (if needed) so the unit is turned over in proper condition for the next resident.
