Some good, mostly bad.
I lived here for about two years and they're making improvements, which is nice. The staff answers most questions clearly and is polite, but whoever is managing the apartments overall has their priorities skewed.
For example, They threatened to tow my car - a resident's car with no issues and always pays rent on time; a car I don't drive
very often, on top of it - because it has expired plates, because that is 100% their business whether or not I have my plates up to date. (It is, arguably,... part of their parking addendum, but seriously? Why?) I'm sure residents are 100% concerned about expired license plates in their neighborhood and not the open back way where people can easily get in and out of the complex from the huge lot between The 95 Apartments and Albertson's. But let's hike everyone's rent so we can install a gate at the front that literally keeps no one out. Good job.
I asked for my LEAKING-ON-THE-INSIDE fridge to be addressed and they told me to just stop putting "too much" food in my freezer. The freezer has room to breathe, they just won't replace the fridge or fix it. I noticed floors are being replaced, which is nice, but when I asked about it, they wouldn't answer my question and skirted around it, likely because I was moving out soon. My air conditioning kept freezing over with ice but I was told I run it "too cold" and shouldn't do that, Not considering I might have medical issues that make my body run warm at times.
They also didn't invoice my final month correctly and then advised they would charge me a late fee for not paying my rent regardless of the incorrect invoice.
They were nice enough to repaint my cabinets, but wouldn't do the bathroom ones, just the kitchen.
They also think cats are a "problem" like they're pests for existing on the property at all, even if they belong to homeowners behind the complex.
So there's some good and some bad, but overall, I was disappointed in them. The cost of their rent is not worth the space, and they more than likely will keep hiking it, so be cautious, because you'll barely get a warning until it comes to renewal time and you have to scramble or bite the bullet.

Horrible management and apartments
You don’t get what you pay for. Vagrants are a huge problem here and they don’t do anything to fix it. They come out like bats at night. Every time we have brought it up to the manager Vanessa all she says is,” we are working really really hard and close with the police.” BULL CRAP. Almost 6 months ago they said they were putting gates up to control the issue they haven’t done anything besides up rents and falsely advertise. The bums camp EVERYWHERE. There is a horrible infestation of cats that... they have yet to do anything about as well. Bed bugs all over the washers in the facility per another tenant. Oh and expect to get your car towed WITHOUT warning.

Warning: Read Before You Rent
The 95 Apartments are not safe for those with children, single women and the elderly. They recently increased our rent by $100/month to repaint the apartments and carports, put in a dog run, but sadly (though they say there is) I've seen no presence of security. After management leaves for the day the drug problems begin and the homeless come from the tunnels next door to bathe in our swimming pool, sleep in the laundry room, sleep on the complex's front lawn, sleep in my stairwell, and in... front of the apartment below me waiting to get drugs. I am a hostage in my own apartment; unable to leave or get groceries up and down the stairs (left to spoil in my car) due to the intimidating rift raft congregating downstairs waiting for drugs. This apartment allows this type of activity to continue despite numerous complaints, for example, I was told that they were going to evict the residents, but then the apartment manager let me know they decided to give the residents an extension because of the elderly 71 year old man there. The problem is this has not stopped "the drug traffic sales and high volume of people coming and going" as stated on the red card given to me by Metro on the 23rd. They do not care about anyone's personal safety, If anything happened to a resident here, it's just a plus for them once they get your apartment cleaned out and move a new resident in. It's all about making that money...

12 YEAR RESIDENT FOR BEKS GROUP
I ENTERED A CONTEST TO WIN A YEARS WORTH OF FREE RENT FROM APARTMENTS .COM . I DID NOT WIN BUT THEY USED MY REVIEW, WHICH IS THE FIRST REVIEW YOU SEE! IVE BEEN LIVING AT QUAIL TREE FOR 3 YEARS , BEFORE THAT, I LIVED AT ANOTHER OF BEKS PROPERTIES(DECATUR RENTS) FOR 9 YEARS. SINCE THEN ANOTHER OWNER HAS TAKEN OVER AND NOW I AM ONLY ABLE TO GET A 6 MONTH LEASE. THIS IS HOW THEY REPAY YOU FOR BEING A GOOD RESIDENT AND GIVING THEM AN EXCELLENT REVIEW! IF YOU NEED ANYTHING FIXED MAKE SURE YOU SEND... THEM AND E-MAIL OR THEY WILL IGNORE YOU! OVERALL , IT IS NOT A BAD PLACE TO LIVE, BUT THE OFFICE STAFF ARE LACKING, THEY REALLY DON'T CARE! IT TOOK THEM 3 WEEKS TO GET MY LEASE READY , AND I HAD TO KEEP BUGGING THEM ABOUT IT! THERESA ROGERS ( STILL A RESIDENT)
