Love it so far.
I have had a smooth pleasant experience with Kings gate. The staff is awesome. The apartment has a lot of storage and is very spacious.

Office staff is incredible, they’re responsive in a timely manner. Got Covid while living there and Rose offered to pick up groceries, she’s a sweetheart. Maintenance is the best, Walt specifically is always running around fixing everything. Surrounding tenants are so so, lived there for two years and the people there when I moved in were great, by the time I moved out they were okay. Pets are allowed, but I will say walking your dog at night becomes sketchy between the coyotes and the people... doing drugs…. Cops are there often. Apartment needed updating, but still livable. All in all great place to eventually transition into a house. In the building you have access to washers and dryers. Trash as well, but they’re moving it outside to a dumpster. You will have to drive your trash to their dumpster, if I was moving in that would be a deal breaker for me. All ages throughout the buildings. But I don’t think cats should be allowed. Their poop and pee makes the hallways smell very toxic, simply people aren’t cleaning up after their animals-even outside people won’t pick up their dogs poop. Affordable, great location, good amenities, and amazing staff. Thank you kings gate for a great two years.

After living here for a little under a year, I can say this apartment complex is not worth the price. I have seen the police called to my specific area of the complex 5 times in the short time that I have lived here. If I wanted to be surrounded by that, I could be paying significantly less in rent. The maintenance staff is quite rude and does not respect your personal space. And the parking is ATROCIOUS. There are times where I have to park a few buildings away just to find a spot. The garage... spots are far too expensive which causes everyone to park in the "Free" un-marked lots, but good luck finding a good spot if you come home after dark.

We sold our home and looked for an apartment to rent that would take our dog and fit our furniture.
Kings Gate West was our answer. The rooms were large, the amenities exactly what we needed and our dog fit right in. Maintenance was Great, just a call brought someone to fix our problem, big or small. The pool was well maintained and used by residents. We enjoyed our time there and would highly recommend this property.

We lived here for about 3 years from 2012-2015 in a 3 bedroom townhouse.
The reality is the apartments are priced incredibly high for what they are. They are in serious need of updating. All of the townhouses and apartment I entered during our tenure needed a face lift at the very least but would be better served by a full blown re-model. The places just do not look good and especially do not look like the amount you are paying in rent.
Now lets discuss the heating. Yes it radiant. Sounds... efficient right? They'll tell you it is and also tell you the average winter bill is 200-250. Well not quite. In our townhouse which was between townhouses our winter bill was regularly $500-$600. My wife and I would leave our house by 7AM with the temp down. We would typically return at 6-7PM and our bill was consistently 500 (NOV-MAY). The townhouse/apartment are heated by a electric radiant heating that takes a considerable amount of time to actually warm and an radiate. The heaters are not connected in anyway so you are required to turn the heat on room by room, let it radiate to unbearably warm and then turn it down. You can never get the temp just right because of this and it will go from ice cold to scorching hot with no middle. Finally, this is from the Fairmount Firemans mouth "We are just waiting for Kings Gate to light up because of that radiant heating they have". He explained that the buildings are from the 60's and that the heating coils are incredibly dangerous and that the fire departments in the area are pretty much just waiting for the big one from Kings Gate.
In the summer there is no central air and the air conditioner units are very old (btw if you request a new one for one that is not working they just replace it with some other incredibly old on that barely works). If you attempt to use a modern AC you purchase and put in a window that does not face the road you will be called by the office non stop to remove it ( i ignored them for 2 year and they never did anything by the way).
Space is a plus with these places. They are also one of the only townhouse rental options in the city. Those are about the only good things about Kings Gate. Other than the space they provide the apartments and town homes are old as dirt and look it. They are horribly inefficient causing high winter and summer bills. The only reason they charge what they do for rent is because there is not a substantial rental market on the west side of Syracuse.
