Not worth it
The units are spacious enough and relatively nice however not as high end as the price they charge. The units are brand new but constructed so hastily that many tenants had multiple issues with their units from cracks in the wall, water leaks, improper venting of appliances, you name it. Overall not worth the money.
We rented during the construction phase so we knew there would be some growing pains however no discounts were ever offered for having no pool or gym that was promised or dealing... with the non-stop commotion of construction. While on pricing keep in mind that they charge pet fees and not deposits so none of that money is used towards any damage your pet actually does. They also didn’t specify in the beginning that regardless of how well you maintain the unit, they will still charge exorbitant cleaning and shampooing charges that will be taken out of your security deposit.
There is only one dumpster on the site for garbage collection so unless you live close to it you will have to transport your garbage to the other side of the property every day. At least there was only one when we lived there, maybe they got smarter on that by now.
The biggest complaint on the property is really the management of it. Because of the lack of planning on the garbage issue the dumpster fills quickly and often. Management’s response to that problem was to tell residents to keep their garbage in their own garages. Management also thought it was a good idea to forward a former residents’ complaints via a personal email to all the residents of the community as a warning of the consequences if you default on certain provisions of your lease. A matter that should have stayed between the previous tenant and management.
Once the property is completed it will be an aesthetically pleasing community and the location is really hard to beat. Access to the Clarence bike path is a plus. Expect parking issues given the garages aren’t really big enough for anything other than a sub-compact car and narrow streets throughout the property. Overall, not a bad option but expect to deal with poor management that really just wants your money and will be slow to deal with any of your concerns.
