Waste Management Trucks disturb your sleep! horrible!

I like several things about living here, BUT I am very upset that I get rudely woken up by a huge and horrible noise every week! The WM trucks come to get rid of the garbage and the recycling. The extremely loud noise goes on for 10 min and at a very very early hour: 4:30 am or 5 am!
I have called the WM and complained. I have asked Orchard Hills Management several times over the past several years.
They do not take care of it. It is not right. We deserve to get a good nights...
sleep!!!

AWESOME PLACE AND GREAT STAFF!

In my year or so living here, I have had nothing but good experiences with the apartment itself and the management. Adelaide and Jim (The Office and Property managers) made every question or concern their top priority. The apartments and grounds are very well kept and maintained. And all of the staff AND neighbors were incredibly kind! If I ever move back into the area, I know where I'll be renting. Please consider them, you won't regret it. :)

HORRIBLE OWNER/& MANAGER

I have lived in other apartment complexes, and this is by far the absolute worst. Management is rude, lies, and does not address tenant concerns or complaints. I lived here for 7 years, until I was fed up with paying rent for a home that I absolutely hated because of the horrible owner and management team, and chose to move. The lease states the apartments are non smoking, but in the apartment below me, the woman constantly smoked inside. Management was made formally aware of this several times... over several months, and did next to nothing to enforce their policy. The manager, Adelaide, addressed my complaints by sending general emails to ALL tenants "reminding them of the policy", and threatened fines (that never were never accessed). The woman was finally warned (after 3 months of complaints) after maintenance confimed her smoking by knocking on her door. But, she was never fined (as threatened) or made to leave for breaking the lease terms. And, I suffered. My 'non smoking' apartment constantly wreaked of cigarette smoke, and the shared hallway smelled like a Vegas casino every day. Also, the "private" balcony is never pleasant, as cigarette smoke, and pot smoke from tenants who follow policy and smoke outside right next to your balcony. You can't have your windows open without your home being flooded with smoke, including from grills which are not permitted, per the lease, but is not enforced. The maintenance staff is a joke, takes very long to respond to repair requests, and repairs in the cheapest, and most unprofessional ways. Snow removal is an absolute joke. There is no organization or structure to the procedure. There is one plow truck for 10+ buildings. Before they shovel the walkways, and steps and salt them, maintenance comes through (with zero notice at all), blows an obnoxious horn, (& pounds on your door if you're not outside in 5 minutes.) You are expected to move your vehicle to another section of the complex, and either wait, or walk back to your building through snow and ice filled walkways to your building until they are done. You cannot relax on a snow day, because you never know when you have to go outside. And, If your need to get out and leave you can't, because they take their sweet time plowing, and have ONE truck. It is one of the cheapest complexes, but living here comes at a larger cost than money. My advice? Pay a little more, and live somewhere that isn't absolutely miserable.

HOME

I’ve rented here twice, and, both times was an excellent experience! I moved to Florida, didn’t like it, and I’m going to move right back to Orchard Hill, because it feels like HOME!

New Office Manager

I have lived here for 4 years, a rent increase of $100.00 this year still keeps my rent lower than anywhere else in the area. The New property manager is one of the only reasons I decided to stay, she is professional and kind when she does her job. I have no idea why they let the old manager Jinny stay around, rude people are bad for business. Hopefully the new manager will implement some great changes! So far so good! It’s time to be treated better, the maintenance man needs to remember how... much we pay and treat us like we matter not like we are bothering him, if you don’t like your job, don’t work here... again if it wasn’t for the professional, and kind new manager Adele we would be leaving even if it meant paying a little more. Looking forward to another year with the new manager.
