The building is centrally located in the village of Williamsville, walking distance to parks, churches, salons, stores and restaurants. All utilities are included in the rent and the building is pet friendly. There is no live-in manager or maintenance, but the maintenance personnel are pretty responsive to repair requests. This is an older property with some pretty standard older property issues (drafty windows, elevators that sometimes have a mind of their own). The owners have been slowly... making structural repairs and updates. They make fixes and updates in units as tenants move in and out. The laundry rooms are on each floor and work by prepaid card and the front door buzzer connects to your cell phone. Parking is limited. Unless you pay for a car port space or garage there are spots around the back of the building. This can become a nuisance in the winter when overnight parking on the street is restricted. The building provides a patio for tenants and those wishing to smoke, and has a no smoking policy inside the building. This is not maintained well. You can smell the occasional smoke (cig and weed) in the hallways, elevators and drifting in from the car port. All in all it's a pretty nice place. For the rent, pet friendliness and location it's worth the few nuisances here and there. Also, be forewarned that there is an ice cream parlor literally in your backyard which can become dangerous if you have a sweet tooth like I do.

If you don't mind listening to dogs bark and babies cry because the walls are thin; or mind getting tickets on your car during the winter months if your parked out front because your unable to get into one of the free parking spaces in the back, it's a ok place to stay; so I suggest you just pay additional for a parking space in addition to what you'll be paying for rent, nice location and close to many bars, restuarants in the area and on the #48 Williamsville bus line if you need to catch the... bus.

I moved in at the beginning of the year. So far it's pretty nice here. The way its built, you dont really hear every single thing your upstairs neighbor is doing. So it feels private. Thats nice. The views from the windows are beautiful. You get to see the sun rise or set, depending on which side of the complex you live on. It is pet friendly, so I was able to bring my furry friend.
Its within walking distance to a lot of stuff. Sweet Jenny's has ice cream and treats. A few pubs and even Glen... Tavern, which is wonderful! My only gripe is that the parking in the winter can be wonky. People double park (which I can admit can be easy to do in the snow) but there are sometimes people from nearby housing that park in our parking lot then leave.
