Do Not Rent Here
During our tenancy, the HVAC stopped working, especially problematic due to the high temperatures of the season. Management was non-committal as to when the unit would be fixed. This created a miserable living environment that was exacerbated by having a small infant at home full time and a work-from-home job. A temporary window machine was offered, but still did not effectively cool the unit. We requested to have partial rent compensation or move to another unit if the delay were extended but... we were assured it was only temporary. A temporary solution that was only supposed to be a couple of days lasted for several weeks on end. This created a significant inconvenience, through both having an ineffective cooling solution and restricted use of the apartment. As demonstrated in the photo, the sloppily duct-taped unit was not only an eyesore, but its location prevented us from being able to use the balcony. We also were left to deal with bugs, etc. coming in the side from outdoors through the tape and were unable to allow our child in that portion of the house due to safety issues.
After maintenance investigated leaking concerns, we were informed that we couldn't use our garbage disposal for two months (or the end of our lease). No repairs were offered. The elevators frequently are broken, leading to only one working elevator to serve the entire building, resulting in 10-15 minute wait times for elevators
However, in the most egregious incident of all--we were charged for the cost of replacing the carpet in the ENTIRE APARTMENT (closets, hallways, living room, bedrooms, etc), when the unit had only two small very localized stains. Rather than being charged for just the cost to patch or replace the section of that damage, we were left with the entire bill for a discretionary renovation. Even if there were damage in every single section (which there wasn't ), the replacement cost to us was not even adjusted for depreciation of carpet between rental and total life expectancy. Management attempted to state an entire replacement was necessary (i.e., this included carpets, and other areas unrelated to the stain). However, we also called the company that repaired the carpet, who also indicated that the carpet could be repaired or replaced in just sections and did not need to replace the entire carpet.
For this pricepoint, and with the number of alternative rental options, I recommend not renting here.

Everything You Want From a Luxury Apartment, Near Perfect
One Lytle Place has been my first living experience since graduating from the University of Cincinnati. I had drove past the apartment for years during my college career and had always hoped that sometime in the near future I would have an opportunity to live on the Ohio riverfront. Who wouldn't want to live above the destination spot for the WEBN fireworks, Bunbury, and Party in the Park. At 24 I was finally able to afford an opportunity to live in the concrete jungle of OLP. The apartment... I resided in was called The Adams. A sub 800 sq ft apartment that was spacious enough for one person to live comfortably, host parties, and entertain. The concrete walls for all 26 floors provide a sound barrier that you will not find in any other luxury apartment downtown in Cincinnati, playing music and movies at any volume is never a problem on weekends. Neighbors are all extremely friendly and welcoming and the staff is extremely attentive and helpful in any situation. Coffee and fresh cookies are provided every day in the lobby which also provides free computer and printer access and a 60 inch plasma screen perfect for hosting parties. The fitness center in the basement is open 24 hours a day and a sauna and jacuzzi are perfect for relaxing after a hard day at the office. The 26th floor hosts a unique opportunity that is a game changer in downtown living. A rooftop sundeck fit with panaromic views and a relaxing atmosphere that is perfect for unwinding after spending an evening grabbing a few drinks next door at the banks. All in all I would say my living opportunity here at OLP has been perfect. The small things are only really what set One Lytle Place apartment from a perfect rating. Number one is Laundry, while 2 laundry machines are conveniently placed on each floor it is very much dorm reminiscent to have to drag your laundry across the hall and pay per load of clothing to use the machines. Machines are card operated which is convenient but I would rather to pay more for rent and get laundry as a free convenience or in unit opportunities. 2nd is the nickel and diming of hidden fees. On top of my rent I also pay electric, water, trash, sewage, internet, cable, and parking. Personally I would rather pay one fee to encompass everything in one package. Overall One Lytle Place is everything you would expect from a luxury apartment. If you can deal with the extra fees and laundry situation then make OLP your new residence in Downtown Cincinnati!

Location, Activities, View
First of all, before moving to Cincinnati from Salt Lake City Utah I thought I would miss the view of the majestic Rocky Mountains. When my girlfriend and I first stepped in our apartment on the 24th floor and saw the view of the Ohio river, my jaw dropped! Not only the river but getting a birds eye view of the boats going by as well as the view into Kentucky is simply amazing! All of the sports activities are walking distance and the concerts in the park are literally right below you! Last but... not least, the staff is truly one of a kind that takes care of their tenants.

The building itself is kept in very good shape, very clean. It has more amenities than other buildings charging similar rents. Rooms are well prepared for move-in.
