Nice location, poor amenities

In addition to standard rent, you can expect:

monthly pet rent ($50)
nonrefundable pet deposit ($250)
monthly parking pass ($50-100)
Common area fee ($35-ish)

For a relatively high rent, the building is missing several luxury amenities, including 24/7 onsite maintenance/security. The building is not handicap-accessible. While there are ramps and elevators, there are no assisted-opening doors, which is difficult for those with mobility issues or those carrying groceries, moving furniture, etc...
. If your keycard malfunctions, you may have to wait for a maintenance rep to arrive to let you into the lobby. Posted emergency numbers are outdated and no longer in service.

Noise in the building is generally low, and neighbors are generally respectful. However, the HVAC system between units can leak smoke between units that share ducts. Bathrooms do not have exhaust fans installed, which allows smoke to circulate in neighboring units. The building management will not install bathroom fans for residents nor provide smoke mitigation systems. Those with pets, children, or allergies should be aware that the complex cannot guarantee smoke free units.

second floor? No thx...

Do you want to feel for yourself whether the second floor is okay to live on? I recommend going on a tour of the building in the summer... The walk from the leasing office to the elevator takes you into the garage....

That garage is always above 100 during the summer... Now imagine you live above that garage and also have floor to ceiling windows... Its a recipe 4 multi hundred dollar electric bills.

On your tour ask to go to the 2nd floor... when you get off the elevator turn left, and left...
again... at the end of the hallway will be the hallway thermostat...

I guarantee you it will be near 78-82 degrees! Now look at what it’s set to... probably 72? 74?

That will be your apartment... your AC will never be able to cool it... even running all day all night

Pls check the above for yourself... take a tour during the summer and I dare u to stand in that garage for a minute and not start sweating... check the 2nd floor hallway thermostat...

2nd floor not bad.

I asked the staff at Delco about the 2nd floor heating and cooling issues and they said they did have a problem in one of the lofts and they no longer rent that loft. The staff is incredibly nice and bend over backwards for you. They don’t need a sales pitch as the lofts speak for themselves.

Don't live on the second floor

Do NOT live on the second floor.

Despite bringing up the issue of the building's A/C unit being in an enclosed garage below the second floor apartments 2 years ago, nothing has been done to fix the fact that the floors in the second floor apartments are 86 degrees in the summer and below 55 degrees in the winter. This is because the A/C unit in the summer is heating the ceiling of the garage to 110 degrees which then seeps into your apartment. In the summer you will have to run the A/C 24/7...
to keep it even at 76. Turn the A/C off for 30m and then it's 80 degrees in your apartment.

Do NOT live on the second floor if you want to live in a comfortable apartment. I moved out because of it last year and the current resident reached out to me and this issue still exists! They refuse to spend the money required to fix the issue. Any engineer worth anything could've told them that A/C units pump out a LOT of heat (thermodynamics) in order to cool the building... so maybe don't put it INSIDE the building!

Great if you live anywhere other than the second floor.

Great if you live anywhere other than the second floor. If you do live on the second floor you have 55 degree or lower floors which make it $$$$ to heat above 68 in the winter. Then in the summer you have a 110 degree garage ceiling (courtesy of the designers deciding to put a 6 floor building's primary cooling unit directly below your apartment). This causes your floors to be 85 (as high of 88 so far this May) degrees, making it impossible to cool below 75, even if you run the A/C 18-24 hours... a day! So you get the worst of both worlds.

Despite all this you will be paying the same as everyone else. This issue should've been addressed immediately, however, it has been nearly 2 years since the building has opened and yet here we are.

Great apartments, except some days in the winter and summer it is so unbearable you don't want to be in your apartment, even to sleep.
