Consider Living Elsewhere
We lived here for multiple years with no issues. One month we either forgot to pay rent on the 1st or the payment didn’t go through. That much was definitely our fault. It’s not that we couldn’t afford the rent or weren’t going to pay it. We had many more times the rent in the bank when this happened and simply thought we had paid rent but hadn’t. All they had to do was email/call/text or leave a letter that said “Hey, rent’s due and we didn’t get it” and we could have paid it immediately.... Instead, this is what happened:
1. They silently waited 2 weeks and allowed late fees to build up.
2. On the 16th, 2 envelopes were quietly hung on our doorknob. The first was dated for the 13th and said we had 3 days to pay rent or we would be evicted. Obviously this is a problem. The 3-day warning window had already passed by the time they bothered to GIVE us the warning.
3. The 2nd envelope was dated for the 16th (at least this one wasn’t delivered 3 days late right?) and said that since we ignored the 3 day warning (that we were literally just given) we were being evicted.
4. They then deactivated our portal account so that we couldn’t pay them.
Once we could get a hold of them we were able to pay by check and no eviction occurred.
This is how they treated tenants that lived there for years with no previous issues. Be aware that if this landlord has any problems with you, they will in no way try to contact you or warn you and will instead be trigger-happy with eviction notices. They will pretend they tried to give you time to correct the problem by attaching a fraudulent/misdated warning notice alongside the eviction notice. Be sure to check your door knob and under your windshield wipers every day so that you don’t miss any warnings, and hope that they bother to give you any warnings in time for you to act on them. The wording on the notices was not limited to late rent. If they have ANY issue, this is how they handle it.
If you decide to live here anyway, be sure to get ANY promise from them in writing. They will tell you whatever you want to hear on the phone to get you to go away and then lie about it when it’s time to make good on the promise.
