How Is This Rating Determined?

Pathetic managemnet

I am a current resident. I live in a 2 bedroom apartment. But it is only 50% functional unit since last 6-8 months. I have been raising maintenance request 10/20/30 times in last 6 months. I have finally sent a written grievance letter and pictures of all the maintenance issues to the management. The management simply does not care about it. It is a PAIN to live in this property for me.

Not worth it

Not worth it. 1.5 stars.

Let's start with the positives:
-Great location. Right next to 75, Tylersville road, and Cin-day road.
-I stayed in a townhouse and the layout was spacious with an interesting layout.
-Allows big dog breeds like German Shepherds.

Now for the negatives (and where do I begin...)
-DO NOT set up autopay for your rent. My bill was frequently wrong, with charges being added randomly (cable and internet, double utilities, etc.). I had a hard enough time fixing the issues and...
I watch my bill. I worry about home many people lost 50-100+ a month when they just let autopay handle their bill.

-Absolutely terrible communication from management. I would often have to stop by and physically go into the office to fix issues. Often having to return when the fixes are wrong/ignored. The only emails I got were spam from the company. The only notices on doors were threats about dog poop. There is no followup from the office.

-Terrible neighbors. I've seen neighbors arrested by a squad of officers armed with assault rifles. Some family of people rented multiple townhouses and had parties during covid, threw trash on the ground. Dogs off leash and attacked my dog. Dog poop everywhere.

-Broken/terrible features. The "gated" community is a lie. The back gate broke my first couple months and just hangs broken now.

-The management team. Building into the poor communication, this team is terrible to work with. I called for issues numerous times and got no response.

-Maintenance is understaffed, not skilled, or both. Requests take forever, or are ignored (marked as complete but not done).

-Security deposit. I just got my check 2 months after move out. I never received an original communication and when I called they even said I owed money. They screwed up my bill AGAIN! Had to talk to the regional manager to get it worked out. I haven't cashed the check yet so let's see if I even can after this review.

This is a long review. Originally, I wasn't going to write one but the security deposit was the last straw.

I lived here two years and when I left in the middle of covid, they did nothing to try and keep my around (raising rent $20 to renew during covid? get real). They don't seem to care, letting the place rot. Do not rent here unless you have to. Despite Jeff's (the regional manager) promise to change the place, I do not believe it. I had the money to stay here but I was constantly angry living here and moved out for my own sanity.

Just out right terrible

Poor management. None clean. They careless about there tenants. Windows don’t stay up in both units I waited for to move in. No fire place, old out dated bathroom tubs/toilets. Mirrors in bathrooms all have the bottom decaying line. Hallways n property is trashy. No parking spaces. I had to clean my unit up completely before halfway moving in. Carpet is old. Offered new unit it was trash also. Don’t waste your tike here this community is to high for the value

The resident in the other unit several down, told me they have been waiting for a hot water heater to be fixed for almost 6 months. I continued on. The next person I asked was a long time resident in one of the larger presumably more expensive units on the property. He agreed to speak and told a story I hear too often and the reason why I have learned in the past to do exactly what I'm doing. He told me that the maintenance is terrible. That the management company has changed hands several times... and the service has just gotten worse. If it was some of the amenities such as the washer and dryer when his broke we're not working half the time in the clubhouse. He said that last year they did not even open the pool until the middle of August and it was dirty all the time. He said the seals on the windows even on they more expensive unit we're terrible and that he has filed maintenance tickets several times for a number of things and must go unanswered or have some sort of excuse.
Finally I went further around the drive loop that I was on and spoke to another lady that said she has had to call the police several times for people looking in her windows, that her car was vandalized twice in the 3 years she's been a resident, that she has had anywhere from bugs to a broken refrigerator to the sink leaking and the maintenance is slow and doesn't usually fix the issue just band-aids.
This was enough of an evaluation for me. I suggest that you do the same before renting, because once you sign that lease, the management company's service is an indication of how they run the business and/or care about their residents. In the case of Union Station apartment's in West Chester Township Ohio, I would say look elsewhere.

One thing that you should always do when deciding on an apartment complex is to drive through, and look at the exterior of the property and units.Of course this only tells a part of the story. What amenities do they offer? How responsive is the management company's maintenance if something goes wrong? One of the best ways to find this out (other than reading online reviews such as this) is to drive through, even park and walk if you feel comfortable and speak with the local residents who are out... . You will find a much better picture painted by not having a representative from the leasing office with you as most would not want to make a problem name for themselves whether their experience has been good or bad. It's also important to realize that you have a mixture of residents that may have good or bad relationships with the complex or management company, so it's important to speak to at least several people to get a more accurate opinion.
Recently in the market for a new apartment I did this at Union Station apartments in West Chester Township, a suburb of Cincinnati, Ohio. The exteriors shown signs of age, neatly covered by paint or trim but to be honest I have seen worse. The more accurate depiction came from several areas. A younger girl who's stove only works sometimes. The toilet leaked for months and currently do not have air conditioning. She went inside and snapped a photo of the thermostat which read 84 degrees. Being a engineer I gave her a heat and humidity digital guage and asked her to leave in the unit for 10 minutes to get an accurate reading. Meanwhile I spoke to one other in a unit beside. The girl came back out and the reading was 85 degrees and the humidity was 71%. More than just the heat, the humidity is unsafe. She said that maintenance had indeed been out, but told her that it was an old unit that needed to be replaced but weeks have passed with no remedy. Beyond that she has several electrical outlets she says cannot be used because the outlets overheat. She was told simply to not use them.
