Sewer water flooding, roaches, gnats leaks!

I moved in 8/31/24 and immediately noticed an infestation of roaches and gnats, only minimal work was done to resolve this and the issue remains ongoing. Since my move in, my unit has flooded 3 times inside as well as from the inside out with sewage water!! The smell is horrendous. It’s causing mold and mildew on top of toxic gases in the air. Nothing is being done to resolve this issue and news 4 just ran a story on the living conditions at this property. The property refuses to let me out the... lease without a 60 day notice and a lease buyout fee. Although the unit is uninhabitable as it’s causing us to get sick. I’m making this review to save anyone else from this horrific experience.

Worst Complex ever

I give this place 0 stars. After only being here for approximately 6 months, we have had 3 different property managers and none of them have known the heck they are doing. They barely take care of anything wrong with your unit unless you call continuously and then they might take action. My dishwasher, garbage disposal, and the light and vent above my stove have all been out since i moved in.

The whole complex is on one central heat and air system (the AC side of that has never worked). Several...
tenants have complained about this. Well today was the very first day that it has dropped below 70 all year and while i was at work they switched it over to heat on the whole system and i came home to my BLACK CAT and it was like 95 degrees in my apartment. Zero Warning. Zero Notice. The tongs i had left on my kitchen counter was hot. The handle to my pans were hot. My poor baby was burning to the touch. Again i had zero notice.

None of the on site laundry facilities work, they are a waste of money. Half of them flood and soak your clothes in nasty water and the other half just don't start. One of them makes the whole laundry room all steamy and hot like it could cause an electrical fire.

I have really had it with this complex. If you are even thinking about touring this place, don't. They will lie to you and you'll think you got a really good deal and you didn't.

AWFUL

If you care about where you live, do not choose this place.

I lived on this property for a year and they never fixed anything. We went a full week without gas. So no heat, no hot water, no stove/oven. They would shut our water off randomly. They would start on a maintenance request then never finish it. The laundry facilities either don't work at all, or take forever to finish, There were several times the washer would not drain and we had to ring our clothes out by hand and take it to the...
next building where the dryer worked. The property managers are unprofessional and rude.

This is the worst property i have ever had to live in and i have moved around apartments my entire life. If you care about where you live, do not choose this place.

Expect Problems

I moved in April of 2020.

The first issue was that I had to reach out to corporate to get support contacting the property manager who never sent me the paperwork confirming that I was moving in - this included the lease they wanted me to sign. She only replied after her boss called her and lied about sending it previously.

The next issue is that there was supposed to be a full overhaul of the place before I moved in. They showed me a nice fixed up apartment then had me move into one with...
appliances that were not updated like the one I was shown, the cabinets have all sorts of damage & half assed work done to them (Big holes throughout). The 2nd bathroom shower didn't work at all and was clogged. The garbage disposal was clogged. The counters are cheaply painted and the paint chips off and peels after a week or two of use so you can see the original yellowed counter tops they should have just replaced. They have the landlord special going where they just paint over everything with wall paint that is not meant for things like metal railing so the slightest bump and it scratches & peels off.

Since I have moved in the property management person has changed at least 5 times that I know of. There has been no notice given for each change so whoever is in the office is the person of the day. Current office staff gave maintenance the wrong key for my apartment and they automatically sent me an aggressive email accusing me of violating my lease by changing the locks. Never happened. You will absolutely have to be painstaking in getting anyone to pay attention to your service requests. They don't seem to check their app at all.

The washing machine, in the laundry room of my building, overflows and drains onto the floor from the wall. The drain is completely clogged and they won't fix it. Multiple people have complained. I slipped & fell on it and they still ignored it after I reported it was dangerous .

They have an active water leak that is not being repaired. Currently leaking 100s of thousands of gallons of hot water into the street. Their 1st pool is almost always unusable or closed - even on the weekends. Their second is empty.

Don't do it.

DO NOT LIVE HERE AT ALL EVER

I have lived here for over a month and from the day I moved in I have been treated so poorly. My apartment is not in safe living conditions. The stove leaks gas, the ceiling leaks so bad it flooded my apartment, the AC does not work, my sink and dishwasher do not drain, my disposal does not work. I have contacted almost daily about these issues and the only solution I received was they put a bucket in my hallway to catch the BROWN AND CHUNKY water from the leak and I have to empty it daily. My... entire building smells like weed including the inside of my apartment, there are physical fights that require the cops coming out, someone punched through the window to the entryway on my building and when I brought up these issues I was told "it is just a part of living in OKC". Awful management and terrible maintenance staff. Several of my neighbors have moved out and are seeking legal council because they experienced similar issues and there was no resolution and the complex rarely returns phone calls. Do not let the pretty new carpet fool you, PLEASE DO NOT LIVE HERE!
