BEWARE.
This place is riddled with issues & their “brand new” apartments for rent are anything but new. Their advertised rent costs do not include such basic “amenities” as SEWER, or arbitrary amounts for “community power” used to light the flashy rooftop patio that are left fully lit all night long (though use of this patio is restricted, costs additional fees to utilize, & closes entirely to residents at 10PM). My “new” apartment ultimately cost me approximately 150% of the rate I’d been originally... quoted. The repairs done after the prior resident were shoddy & quickly deteriorated from light everyday use in areas such as around the shower & the window. My WiFi & mail were tampered with on several known occasions, “secure” doors were propped open by screws or left wide open by staff on multiple occasions that I witnessed firsthand, & the hired security was intermittent and ineffective. During my first months, my washing machine broke & took several rounds of maintenance requests dismissed without action & over a month to finally resolve. One of my ceiling fans went over 6 months inoperable & several more unattended maintenance requests, never to be fixed. The office was frequently inexplicably closed during posted business hours, & my requests for ADA accommodation for my documented disability (or at very least the management company’s policies on this matter) were entirely ignored & my legal caretaker harassed for her necessary presence on the grounds to care for me in a time of great distress & personal safety concerns, which I expressed in writing to the management. Several of my packages were stolen from the Mail Room & held or returned to sender by the office. On one occasion, the office accepted two more packages for me that they later flat out denied having received, though FedEx delivery photos & my own eyes verified these as having been present inside the office within view from the lobby behind their locked glass doors.

We are sorry your experience with us was not a better one. We do welcome additional occupants including healthcare support but as we discussed, we need some documentation. All packages are delivered to residents or picked up by them, we apologize of... yours didn't make it to you.

Don’t do it.
There’s rarely anyone in the office and they don’t answer emails unless you write to the manager. Twice there has been dog poop in the hallway. Once pee in the stairwell. Packages get stollen because there isn’t a great system. Walls and floors are so thin I can hear my neighbor’s conversations. You can hear people dropping dumbbells all day in the gym on the 2nd floor. If you have issues, be prepared to be gaslit. I’ve yet to meet anyone that actually likes living here.

We have a cleaning team here Monday-Friday, but if you ever see specific items you'd like addressed please... use your resident portal to put in a work order. If you are having any trouble with the Amazon HUB locker or deliveries, please email us those details so we can assist you.

Definitely do not recommend
At first I thought- wow I'm going to live in a luxury apartment building. Game room, gym, parking, big bathrooms. Then I quickly learned how ArLo is the definition of cut and past construction.
There is no sound proofing in the floors, from showers to office chairs- you can hear the water running every time the toilet is flushed and the bath/shower is running from your upstairs neighbors. Pipes and doors jingle when someone walks too hard. Residents are inconsiderate of each other leaving pet... pee & poop in the stairwell.
The carpet pulls up easily and the laminated seal on the cabinets is peeling- where there is NO water damage.
Multiple break-ins with little support from management. Bike room has been broken into multiple times. Packages stolen in bulk from the mail room. Car theft occurs weekly in the form of shattered windows, stolen catalytic converters and punctured gas tanks.
There are rarely carts available to bring items upstairs. We've had someone break in and even go to the bathroom in the elevator. Another person ripped the gate off in the parking garage and this had to be WELDED to secure where residents park. Multiple neighbors have reported an attempt to open their front door at 2am- likely from an intruder. We don't have security and it's only getting worse. I'm very excited for my lease to end.
Do not recommend. Please spare yourself the stress of living in this building.

Terrible Management
I will NEVER recommend ArLo to anyone, ESPECIALLY, while owned by Mission Rock.
Management is incredibly unprofessional, and they do not follow up with maintenance requests.
ArLo has had 4 different Property Managers since they purchased the building in January 2021.
People are fighting against Mission Rock to break their lease to get out of here.
There is no communication from Management to Tenants on anything, like whenever a break-in occurs, or the internet is down (which means we cannot... get our package deliveries out of the HUB lockers), or any other issues or problems we should know about arise.
They do not cooperate with the residents, their insurance companies, or police when thefts occur.
I had water flowing out of my breaker box because the water overflow in the bathtub from the apartment above didn’t work. I had to threaten action against the Property Manager, at the time, to get an electrician out to my apartment to verify it was safe and there were no flash arc’s to worry about.
The plumbing at ArLo is so bad that management closed the communal restrooms so we can’t use them.
The dog run area is so disgusting! It is never cleaned! It was the selling point for me when I moved in under the previous management, who cleaned it daily, now it is unusable! The odor is so pungent you can smell it outside the building as you walk past it.
The apartments are advertised as having A/C, they do not!
Way overpriced!!!
