Hollywood Towne House

I did a good amount of research when moving to Portland many years ago and found this place to be one of the best. Unfortunately most of what made this place stand out is long gone. In fact you may find your stay here incredibly miserable unless you can deal with the issues this building is currently facing.

NOISE - Nonstop traffic coming off freeway, including emergency vehicles at all times. Also a popular road for street racing, you cant go more than 30 minutes without the sound a modded out… farting car roll by. Sometimes just to terrorize residents the streetracers hang out in the parking lot late at night blasting music and revving engines. Unless you are a very deep sleeper, don’t expect to get a good nights rest living in the South & East facing apartments.

UTILITIES - The great value these apartments were took a nosedive when the building switched to ratio utility billing (RUBS) in 2019. Previously, all utilities came at a flat $159/month charge. The utility bill amount now changes every month, and can reach outrageous values over $265/month in summer & winter. The units have old appliances, and the single pane windows do nothing for energy savings. The new average utility bill is just over $210/month, breakdown is $60 Electricity, $45 Gas, $12 Garbage, $93 Water/Sewer. Not only do residents pay all utilities, they also pay extra for every load of laundry, $3.50 to wash & dry.

The building having AC is just a plain lie. The units facing West & South get bombarded by sun all day, and are much hotter than the rest of building. These apartments easily reach over 90 degrees, a potentially dangerous situation for people sensitive to heat. Due to the masonry walls, the building soaks up heat all day and releases at night, making it so the apartment never cools below 78 degrees in the summer even when its 60 degrees outside at night.

The apartments are great, love it here.
But be aware the homeless population is
Starting to take a toll. The foot traffic thru the property is constant. Management is awesome just have a lot to deal with!!

Very spacious units, large closets and balcony. Not much to complain about!

The rent is very reasonable for the location and quality of apartment. Utilities are a set payment so you also do not have to worry about high utility bills. The only main down side is that the majority of the complex is senior/retiree. I would guess about 1/3-1/2 of the residents are over 50, which makes relating to other residents a little bit of a challenge.
