This place is honestly my nightmare. If I could afford to break my lease, I would. All the other complaints people have shared are accurate: bugs, noise, the inconvenience. The maintenance people have all been nice but at one point my water heater stopped working and it took weeks of emails and three separate apartment visits to get it fixed, and the last time they left a huge mess in my bathroom and didn’t even put the dryer back in the closet.
What really has left a bad taste in my mouth now... , though, is how little accountability the management has for dealing with resident problems and following their own rules. People smoke wherever they want despite the clear rules about it. Pet waste is left all over the place. People let their angry, violent dogs run around off leash. No one parks correctly, often people with assigned spots take up the limited unassigned ones just so they can park closer to home. People even leave their cars parked in the roadway blocking the path for hours at a time. Nothing is done. Loud, drunken people at all hours of the night hang out in the parking lots. Houseless people come tear through the dumpsters and make a mess on the garbage room.
I’ve finally had it after one particular resident was outside drunkenly looking for his girlfriend while carrying a gun. I shouldn’t have to wake up in the middle of the night and call the police and then have literally nothing be done about it. This resident still lives here. I don’t pay $1500 a month to have to worry about some nutjob resident with a gun because they don’t want to lose out on that resident’s rent money. This place is TERRIBLY managed and NOT SAFE. Don’t move here. You will regret it.

Love it
The community is quiet and secluded. 8 acre park and access to the Tualatin river. Progress Ridge, Washington Square mall, and Bridgeport Mall are all within twenty minutes. Management and staff very easy to work with.

Do not stay here
In short. They tried to charge me for carpet damages. They said the foam underneath the carpet was ruined. They wanted $1400 for it, but later canceled the charge.
Sent my deposit to my roommate, He's not my roommate any more for a reason. They refuse to correct the error that they made. Bye bye money.
Parking was a nightmare, Holidays were even worse. Managers were very disrespectful.
But the rooms are new, if you can tolerate all the bad stuff.

Avalon Park Apartments
Avalon Park is a beautiful place to live. With 8 acres of wooded park down below the apartments, a pool and a year round hot tub. It is quiet and close to Haggens, Dollar tree, Marshalls and more.
