Probably nice elsewhere on the property
I wanted to enjoy it here, but I'm losing hope. The maintenance team here? Top notch. Zero complaints on that. But there is a problem. There is a tenant below who throws outbursts, slams doors, pounds on the walls with his fists, slams the sliding door and yells and screams obscenities between 21:00-03:00. And no matter how many times I call to report it, it feels like nothing is done about it.
I do not plan on extending my lease here due to this. Which is sad, because the property is actually... really nice.

Swell Short-term Living
I moved into these apartments because a friend was living here and had pretty good things to say about it, and the rent seemed reasonable for the area. As a student, it was very important for me to find a quiet area close to a bus line, that would allow me to have a pet to keep me company.
Pros of living here-
Location: Close to downtown Tualatin, just a walk away from Fred Meyer, as well as a Michael's, and some yummy restaurants.
Ammenities- The complex has a playground, pool and in-unit... laundry, which is so very handy.
Volume- The complex is generally fairly quiet, and there's not any noisey dogs barking at all hours of the day!
Staff- The maintenance man, José, is wonderful and responds right away to requests and issues.
Now, the cons.
Poor insulation- The insulation isn't the best quality, so the electricity bill can jump up on you if you're not careful. In addition, you want to get a top-level unit or you will be very aquainted with your neighbors' routines! Also, be sure to get an apartment on the side opposite the highway- the noise gets pretty bad at times.
Management- The current manager is generally pretty nice, but has a bit of a mean streak and fails to separate personal opinions from her professional duties. She has a tendency to make personal attacks and make threats, all very unprofessional.
Cost- While the initial fees are fair, I was caught off guard when signing my lease, as I had been led to believe that w/s/t was included. It is not, and is around $55/ month, for a two person household. Renters insurance is also required.
When my lease renewal was given to me, I was shocked to see just how much my rent had been raised! It was more than $100 per month more if I signed a 12 month lease, and $300 more per month if I wanted a month-to-month lease! Never before have I had a complex raise it like that before. I will be moving this coming October, however, as a whole, I have been satisfied living here.

It's Just Alright
I've lived at Martinazzi Village for a year now and can't wait to leave here in less than a month. Starting out here was great. I loved the location and the office staff was awesome. The apartment on the other hand after about a month of living here started to fall apart a little. We had the handle on the fridge fall off because the screws were so rusted, one of the toilets stopped flushing entirely, our knob on the front door stopped turning somehow and we couldn't get in or out so we had to... use the back patio door and even that door had issues because sometimes it half way locks and you have to really jiggle the door to get it to unlock. We also had our stove top stop working. The maintenance guy though is a nice guy and usually responds within the next few hours of us reporting an issue. It's also a little noisy but that's to be expected with apartment living sometimes and we also live on the bottom floor. The manager I feel is a little two faced and is really hit and miss with her availability and when she's in the office. Granted we have had several leasing agents come and go since we moved in so that might have something to do with it.
Overall, I'm ready to be done with this place. It's way pricey for what you get. The pool is really small and there's not even a work out facility. With all the maintenance issues we've had and lack of amenities it's not worth the money. I guess we were just expecting the apartment to be a little nicer. The only nice thing about this place is location.
