If you move into these apartments, do yourself a favor, get a spiral notebook and every time you have a problem, write the date you told the manager, what the problem is and when they come to fix it, write the date and if the problem is fixed, take pictures. Gutters are like waterfalls when it rains, the pavilions need re-roofed, parking spaces need re-striped AFTER the road and spaces are redone, trees need trimming(at least the ones that don't need to be taken out), tree roots have pushed the... sidewalks up(so watch your step), tenants have roof leaks that take 5 months or better to repaired, road drains and the road has grass growing out out of them, pot holes don't get filled, if you plan on renting from them, talk to the tenants that already live there before you rent. There have been 5 different managers and at least 16 different maintenance men here in the last 4 years

Nice at first glance, but beauty is only skin deep
Moved to Annhurst towards the end of 2013. Two years later, we can't wait to leave. On the surface, Annhurst looks like a great place to live for the price. But, sadly, this "managed" property is anything but. When we moved in, we were given the standard checklist to note any issues with the apartment and repairs that needed to be done. Two years later, as we prepare to move out, not one single thing that needed attention when we moved in has been addressed. We're constantly told by the... property manager that a work order has been put in for various things, but to date the on-site maintenance person -- who we pay an additional fee each month for -- has never set foot in our apartment since we've moved in. And it isn't small repairs that need to be done, either. For example, the pipes in the walls of the bathroom have been leaking since we moved in. The leak has only gotten worse, and now our apartment is a humid swamp, complete with its own ecosystem -- bugs that won't go away, mold that is growing up the bathroom walls, floorboards that are rotting in the bathroom and laundry room. Other repairs that have been needed since day one include a broken front door, broken shelves in the kitchen cabinets, and a ceiling fan that is too dangerous to turn on without the risk of it flying off the ceiling and decapitating us in our sleep (we're also paying a higher rent because the ceiling fan is an optional amenity, despite the fact that we've never once been able to turn it on.) Outside the apartment, the infrastructure of the complex is deteriorating. Sidewalks are crumbling (including the steps to our apartment, which we have been told for two years now "will be fixed in the spring"), potholes in the parking lot go unattended, and the communal on-site laundry facilities are not maintained. In addition, the walkways are rarely shoveled during the winter months, and they pay only for plowing of parts of the parking lot, but not the whole thing. Recently, all of the picnic tables have disappeared from the various picnic pavilions around the property as well. Despite the lack of maintenance and the dwindling amenities on the property, you are charged a "maintenance fee" in addition to your monthly rent. While your rent is locked per the terms of your lease, this "maintenance fee" increases every few months and there is nothing you can do about it except for paying it. Finally, lease renewals see a huge hike in your rent. We're leaving, and can't wait.
