How Is This Rating Determined?

Used to be great, used to be cheap.

This review is being written months before the end of our lease, as this will be the last year we will rent here. We are being priced out. Usually I would expect this to be coming with improvements. But, this place has only gone downhill since our property manager quit. We were without a property manager for almost a year, and regional management seemed to do bare minimum for any of our concerns. Living here comes with some pros and cons.
Pros: Maintenance is done quickly most times. The...
maintenance guy is a hard working guy. He is always showing up whenever work needs to be done. The kitchen is sizable and nice. The walk in closet in the bedroom is great. And the neighborhood is walkable and has a lot of potential for use with a bike or e-bike as a method of transportation if you are looking to have alternatives to driving everywhere. We can walk to plenty of restaurants and shops and I can take my e-bike to work.
The cons: When we moved in, we were promised a smoke free establishment, no more than $30 rent increases, and water included. As of our most recent lease agreement, smoking is now allowed indoors, rent has been increasing by over $100 a month without even missing a single payment, and we are now going to be expecting to pay for water that we can't even drink safely from the tap because it contains radium and arsenic that is above EPA levels. You'll be lucky if you have a property manager to respond to your issues because we spent months, nearly a year total, without a property manager being hired. There's no storage for a bike that's shaded or protected from outdoor elements. You live in a flood zone. And the neighbors in town are some of the rudest and whiniest people I have ever met. Any bit of development that pops up to provide more housing and reduce the cost of rent, the vocal people in town immediately try to block any kind of development, including new restaurants and businesses. They claim to be "rural small town," but it's a suburb sandwiched between two cities, Philly and Allentown. And if you show any support for city like living, you will get chased out of town. The amount of racism and anti-lgbtq statements is enough to make one's blood boil. Sound insulation here is BAD. Like really bad.
The rent was $1025 when we moved here. And now it's $1325. Consider your options. Rent will rise while little changes. And the neighborhood, while visually beautiful and stunning, the people living in Perkasie can sometimes be awful to live with.

Perfect First Apartment

Any one looking for an apartment will love this complex. It is the BEST value you'll find in the surrounding areas. The units are large, and affordably priced. They began updating the kitchens and they are BEAUTIFUL. there is also always plenty of parking.
