I would highly recommend NOT living here. Don't be fooled by the nice lobby, elevators or home gym. The apartments are super old and EVERYTHING breaks or doesn't work. I email them at least twice a month to come repair something. Some examples are: clogged tubs, broken pipes (which have flooding under the sinks), walls peeling and cracking everywhere, windows breaking, cockroaches every now and then, never working washers and dryers, kitchen equipment breaking, etc. The worst part is they will... just blame it on the building being old, rather than trying to find ways to better their apartments. However, they have made the time to redo every wall and decor in the lobby on each floor, as well as the elevators and their main office, but yet they won't simply upgrade washer and dryers that actually work on each floor OR anything inside the apartments. Also they tend to shut the water off at least every other month for some reason, usually resulting in it taking forever to get it back up and running.
I will admit i was fooled into signing a lease here. The people were definitely friendly during our tour but once we signed a lease and I started to complain about broken items, they got annoyed and snippy. Definitely worth paying or traveling a little more for a better apartment.
Honestly the ONLY good thing about this apartment is having it's own gym.

I am writing this review after being woken up by a construction team power drilling through my wall for the second consecutive morning. Was I notified? No. Will it happen again tomorrow? I have no idea. When I signed my lease (which covers PMC Property thoroughly well), they also didn't bother to mention that the building was in need of serious pipe repair that would involve shutting off the building's water entirely for 4 hours about twice per week *on average* that has been going on so far... ***THE ENTIRE 7 MONTHS I'VE LIVED HERE*** If you're thinking about living here, please bring up this endless construction to the property managers and see how they react, because they certainly won't make you aware of any of these problems until after they have your money. You can definitely find a more suitable place to live. I thought the location would make up for the age (and condition) of the building, but I had no idea what I was in for.

So far, in the location I am in the Adelphia Large Studio rooms are a good value. Hard wood floors, stainless steel appliances, updated bathrooms. Only utility you have to worry about is electricity and it runs about $50 a month. Washer/Dryer is coin operated, and you get to choose from Verizon or Comcast Internet.

So far I've had a pretty good stay at the Adelphia. My floor is very quite and the ladies who run it are always willing to help out with issues that come up or when something needs to be fixed. We just got a new security system in our building and its great and simple to get into the building. The rooms are affordable for students studying in center city. Great for uarts and pafa students! Super close to everything, grocery stores are only a few blocks away.
